Flat roof survey in Nevendon, Essex
Surveys of flat roofs on homes, extensions and commercial buildings for Nevendon, from an experienced roof surveyor. Every survey comes with a written report and photos.
- A sagging deck under the covering
- Pools of water lying on the roof
- Blocked or damaged outlets
How the survey changes by roof type
EPDM rubber
A rubber roof can last 30 to 50 years, provided its details were done well. We look closely at each of those details.
Mastic asphalt
Asphalt roofs are common on older flats, walkways and commercial buildings. We look for crazing, cracks, blisters and splits at the skirtings.
Flat roof survey in Nevendon: what you get
Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there’s access. We do not walk on fragile rooflights or fragile roof sheeting. Where any area cannot be viewed safely, we say so in the report, so you know exactly what was covered. Typical surveys look at a sagging deck under the covering and standing water left after rain, across EPDM rubber, felt flat roofs and single-ply membranes.
In a small place like Nevendon, a flat roof can stand in the open, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, usually show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Flat and commercial roofs around Nevendon
Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list. Older buildings in Essex often have clay tiles and weatherboarding, and lots of post-war and modern estates besides. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
Shop and office owners around Eastgate Shopping Centre may find that flat roofs over shops and units are easy to forget until water comes through a ceiling. If you live in an older home near Church of All Saints, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.

Your questions about flat roof surveys in Nevendon
Is Nevendon within the area you cover?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Do you cover Nevendon?
We do. Every survey there gets the same written report with photos.
Can you inspect my roof with a drone?
Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
Can you survey any kind of flat roof?
We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. If you don’t know what your roof is, we’ll identify it on the day.
Should I worry about standing water on my flat roof?
Water that lies on a flat roof for days is a sign that something needs attention. It could be the outlets, the falls or a deflecting deck. We check each of these and record what we find.
Do you survey on Saturdays and Sundays?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when you book.
Do I have to be there for the survey?
That depends on the survey. For inside areas and the roof space, someone has to give us access.
How it works
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely. The survey typically takes an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. In a hamlet or village like Nevendon, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that’s safe.
- The covering is checked for wear, splits, blisters and standing water.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photographs and recommendations, comes to you by email.
Preparing for the visit
- Keep pets in another room
- Note where any stains or damp appear
- Dig out any old roof reports or invoices

Advice
Can I check my roof myself?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Signs you need a flat roof survey in Nevendon
The surface of a flat roof heats up and cools down far more than the rooms below. That movement pulls at seams, laps and the joints between boards, and in time it can open up splits and cracks. Older coverings that have lost their flexibility are the most likely to suffer.
It’s worth booking a survey if you’ve seen:
- Splits, cracks and crazing
- Edge trims that have lifted or split
- Signs of deflection in the roof deck
- Failed seals around rooflight kerbs
Take a building like Abacus Primary School: a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.
