What affects the cost of flat roof surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Extra roofs, like extensions, dormers or garages
  • The type of building, from a house to a block or an office
  • Building height and the viewpoints available
  • Whether thermal imaging or a drone is needed

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Getting in touch

Getting the details right at the start saves time. Please include:

  • Where any leaks, stains or damp patches show inside
  • Why you want a survey: buying, a leak, a storm or new work
  • Photos of the roof, taken safely from ground level or a window
  • Where the property is, with the postcode

Not sure which survey you need? It is easiest to call 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

Flat roof survey in Tarpots

Each type of flat roof has its own weak points. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Knowing what you have and how it’s doing helps you plan what comes next. We survey GRP fibreglass, single-ply membranes and upstands and outlets, and common reasons people get in touch are splits and cracks in the covering and dips that suggest the deck is deflecting.

Somewhere as small as Tarpots, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.

What you get is a clear record of the flat roof on the day we saw it. It is useful straight away, and a good reference for later.

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Note the date and type of any roof work
  • Keep outlets clear of leaves and moss
  • Note any new marks on ceilings beneath the roof
  • Never stand on rooflights or fragile sheeting

Buyers can take the findings back to the seller or the agent. It can support a request for work before completion or a conversation about price, depending on the findings.

Check the roof from a window after a downpour. Water still lying a day or two later is worth getting looked at.

Questions from Tarpots

Is the coastal weather around Tarpots hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Will you come out to Tarpots?

We do. Villages and rural addresses get the same survey as a town house.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Mention it when you contact us and we will explain what’s needed.

How many years has my flat roof got left?

We don’t give a fixed number of years, because it depends on upkeep, weather and how the roof was laid. We describe the condition and say which work is urgent and which can wait.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

What does ponding on a flat roof mean?

Standing water a day or two after rain typically needs attention. It could be the outlets, the falls or a deflecting deck. The survey looks at each and records the likely cause.

What does a roof survey cost?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

Honest limits

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Areas we cannot see or reach safely, including fragile rooflights and sheeting
  • The condition of the deck or insulation hidden under the covering
  • An exact number of years the roof has left

If in doubt, phone 07833 053749 or email us and we will point you to the right survey before booking. What a survey covers and does not.

For landlords and managing agents

Where a roof is shared: we need access agreed with the building owner or managing agent. Tell us about it as you book and we will plan the survey around it.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Flat roofs in Tarpots

Tarpots is within about 4 miles of the coast, where sea air brings more salt and stronger wind than inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Older buildings in Essex frequently have clay tiles and weatherboarding, alongside a good many post-war and newer estates. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.

If you live in an older home near St George, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. For site and facilities teams at buildings such as The Appleton School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. Landlords with a home close to Benfleet station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Tarpots is about 1 mile west of Thundersley, in Essex. Whether the building in Tarpots is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Tarpots is one of the places in Essex we cover. We also survey roofs in Chelmsford.

The survey, step by step

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere like Tarpots needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We view the roof from the ground, from windows and from the roof where it’s safe to do so.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. The findings are written up with photos and recommendations and emailed to you.

Before we arrive

  • If it is not your property yet, arrange access through the agent
  • Check the loft hatch can be reached
  • Make sure pets are kept safely away
