Chimney Survey in Tarpots
A survey of chimney stacks, pots, flashings and flaunching in Tarpots. We’ve completed more than 5,000 surveys across London and the South East.
- Pots or cowls that look unsafe
- Flashings pulling away from the stack
- Disused chimneys trapping moisture
Leave it or get it looked at?
Before deciding what to do with a redundant stack, a survey shows how it’s doing. Changes to stacks in conservation areas or on listed buildings may need consent and the council can advise. Outbuildings and barns around Tarpots are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Chimney survey in Tarpots: what you get
A leaning chimney stack is worth having looked at. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. Where it may be a structural concern, we’ll recommend a structural engineer. We survey chimney pots and cowls, brick chimney stacks and chimney breasts, and the problems we are asked to look at most are flaunching that has broken away and signs that a stack is leaning.
Some older homes in villages like Tarpots are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What this survey can’t tell you
Without opening up the roof, some things stay hidden, so a survey has limits:
- Gas safety checks, which need a Gas Safe registered engineer
- Hidden sides of a shared stack
- The inside of the flue, which needs a sweep or flue specialist

What a chimney survey looks like in Tarpots
The coast is about 4 miles or less from Tarpots, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.
For businesses in and around places such as Eastgate Shopping Centre, a roof report helps plan work around trading rather than after a leak. The streets around a church like St George are often among the oldest in a place, and if your home is one of the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.
Tarpots is about 1 mile west of Thundersley, in Essex. Surveys in Tarpots work the same way as everywhere we cover: a proper look at what can be seen safely, photographs and a clear written report. Tarpots is one of the places in Essex where we work. For surveys nearby, see our Chelmsford page.

How the survey works
We do not take risks to get a closer look. We inspect what can be seen safely, and if part of the roof can’t be seen, the report says so. Most visits take about 1–2 hours for most homes, a little longer where there are several stacks. Older rural homes like those around Tarpots can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- You tell us whether any stacks are shared, unused or leaning.
- The flashings and the roof around each chimney are inspected.
- The top of each stack is checked for cracked flaunching and loose pots.
- Any lean, spalling or worn pointing is recorded.
- You receive a written report setting out what needs attention first.
Preparing for the visit
- Point out any leaks or damp patches
- For a flat or shared roof, check access with whoever owns or manages the building
- Let us know about parking near the property

DIY checks: what’s safe
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Practical tips
Most of what helps is simple and safe from the ground. Our suggestions:
- Never climb onto the roof to look at a chimney
- Keep the report to compare against at the next survey
- Check that disused chimneys can still breathe
- Look at the chimneys with binoculars after a storm
Once we have been, the findings are written up with photos. It explains the condition of each part of the stack and any damp inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Unused stacks should be capped in a way that still lets air through. That helps stop damp building up inside.
Tarpots: your questions answered
Will you come out to Tarpots?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
I let a flat near Benfleet station. Can you check the roof?
Yes, landlords and agents book with us as well as owners. You can phone 07833 053749 or send us an email with the address and a few details, including who will give access on the day.
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather isn’t right.
What does the report include?
Written findings with photographs, covering the condition of the chimney stack, the defects we found and what we recommend, by urgency where it matters. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.
How fast do I get the report?
Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline as you book.
Do you inspect shared chimneys?
Yes. Many houses share stacks with a neighbour. We survey what we can see safely, and note anything that seems to involve next door.
Is this a RICS survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
Signs you need a chimney survey in Tarpots
The flaunching on top of a stack holds the pots in place and sheds water. Cracked flaunching lets water in, and each winter makes it worse. Loose pots can follow.
Here are some of the things we see frequently:
- Gaps in the mortar around the pots
- Unused flues sealed without airflow
- Lifted or split lead flashings
- Bricks with flaking faces
For landlords with property near Benfleet station, a dated record of the roof is useful when planning maintenance across a let.
