Flat Roof Survey in Ulcombe
Flat roof surveys for homes and businesses in Ulcombe. More than 5,000 surveys completed across London and South East England.
- Cracked or split membrane
- Outlets choked with leaves and silt
- Blisters and bubbles in the covering
What this survey can’t tell you
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- The condition of the deck or insulation hidden under the covering
- Asbestos testing, which needs a specialist asbestos surveyor
- A fixed date for when the roof will need replacing
If in doubt, call 07833 053749 or drop us an email and we’ll point you to the right survey. The full list of what we check.

Flat roof survey in Ulcombe: what you get
Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We survey upstands and outlets, mastic asphalt and single-ply membranes, and common reasons people get in touch are leaks around rooflights and raised blisters across the surface.
Somewhere as small as Ulcombe, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.
Findings are set out part by part, from the coverings down to the gutters. It records what’s sound as well as what isn’t.

What else we do in Ulcombe
What we do, step by step
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes roughly 1–2 hours for a house, while a commercial roof takes nearer three to four hours. In a hamlet or village like Ulcombe, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that’s safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photos and recommendations, comes to you by email.
Getting ready for the survey
- For flats, make sure roof access has been agreed
- Have any paperwork from past roof work to hand
- Let us know where we can park nearby

Advice
Landlord and commercial surveys in Ulcombe
If you own several properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or email us.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.
Ulcombe questions
Do you carry out roof surveys in Ulcombe?
We do. Every survey there gets the same written report with photos.
How do I find out if my home in Ulcombe is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
What types of flat roof do you survey?
Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. The report names the covering and explains its condition.
How many years has my flat roof got left?
There’s no honest way to give an exact number of years. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but the report tells you how your roof is really doing.
What will the report tell me?
A written report with photos, covering the condition of the flat roof, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.
Do you need to get into the loft?
Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging.
Is it a structural engineer’s report?
No. We’re experienced roof surveyors, and visible signs like sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
Tips from our surveys
Some practical points come up on survey after survey. They apply to most roofs:
- Keep clear of rooflights and fragile roof sheets
- Ask whoever fits equipment on the roof to make good the covering
- Note where water lies after a downpour
- File the paperwork for the roof and any repairs
If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.
After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.
What we look for on each type of roof
GRP fibreglass
GRP can crack if the deck beneath flexes or if the resin was laid too thin. Our report notes cracks and any sign that the deck is flexing.
Felt and built-up roofs
Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. We look for blistering, cracking, split laps and worn mineral surfacing.
Should I look at the roof myself first?
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking.
Flat roof surveys in Ulcombe: local notes
Historic houses such as Leeds Castle, about 2.5 miles north, show how far back building in the area around Ulcombe goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
If you look after a building such as Ulcombe Church of England Primary School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. Take an older house close to All Saints Church: flat-roofed rear additions and dormers added over the years are worth checking. Landlords with a home close to Harrietsham station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
