Flat roof surveys for homes and businesses in Wormingford

Ponding is frequently the first sign that something on a flat roof isn’t right. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. We survey EPDM rubber, single-ply membranes and felt flat roofs, and the problems we’re asked to look at most are ponding water that doesn’t drain away and blisters and bubbles in the covering.

Flat roofs on exposed homes in small places like Wormingford take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, frequently around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are usually the first part of a flat roof to go.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Roof by roof

Rooflights and upstands

Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We check for splits, gaps and loose flashings above the upstand.

Mastic asphalt

Asphalt roofs are common on older flats, walkways and commercial buildings. We look for crazing, cracks, blisters and splits at the skirtings.

Flat roof surveys around Wormingford

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If yours is one of the older homes in the streets near Church of St Andrew, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

What a survey costs

All our prices include VAT. The things that change the price are:

  • Whether you choose the Basic, Standard or Premium Survey
  • Chimneys, valleys, parapets and other details
  • Extensions, dormers and garages with roofs of their own
  • Commercial roofs and larger buildings

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What we need to know

You don’t need to know any roofing terms. Just let us know:

  • Dates you’re working to, such as exchange
  • Any stains, drips or damp patches you’ve seen indoors
  • Your postcode, so we can check access and travel
  • Anything about access we should know

Not sure which survey you need? It is easiest to call 07833 053749 or email us and describe the roof and why you want it surveyed. We will explain the options and the price.

What we do, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. If you have questions on the day, just ask. In a small place like Wormingford, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

How to prepare

  • Have any questions written down, so nothing gets missed
  • Dig out any old roof reports or invoices
  • For a flat or shared roof, check access with the freeholder or managing agent

Common questions in Wormingford

Is my home in Wormingford listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you carry out roof surveys in Wormingford?

We do. The survey and report are the same in Wormingford as anywhere else.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when you book.

Can you tell me how long my flat roof will last?

We do not give a fixed number of years, because it depends on upkeep, weather and how the roof was laid. Our report describes the condition and what needs doing, and when.

How long is the visit?

That depends on the size and shape of the roof; most visits take roughly 1–2 hours at most homes, or half a day or so for a commercial building. The written report follows by email.

Do you carry professional indemnity insurance?

We are covered by professional indemnity and public liability insurance.

How do I book a survey in Wormingford?

Simply ring 07833 053749 or email us with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.

Common roof problems in Wormingford

Flat roofs take the full force of the weather on a surface that drains slowly. In time, the covering dries out, cracks and loosens at its edges and laps. Most people book a survey after a leak, before buying, or when they think the roof is getting old.

Most people get in touch when they’ve noticed one of these:

  • Pools of water lying on the roof
  • Failed seals around rooflight kerbs
  • Outlets choked with leaves and silt
  • A sagging deck under the covering

For landlords with property near Bures station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

What to check before booking

  • Whether any drone flown is registered with the CAA
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • How long they’ve been surveying roofs
  • Whether the price includes VAT

What to expect from a roof survey

Honest limits

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Fragile surfaces, which we do not walk on
  • Structural calculations, which need a structural engineer
  • An exact number of years the roof has left

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer. What a survey covers and doesn’t.
