Landlord roof survey in Braughing

Managing agents and freeholders use our reports to plan maintenance and budgets. You can see what’s urgent and what can wait based on what can be seen. It doesn’t include repair cost estimates but contractors can price from it. Anything urgent is made clear, so you can deal with it first and budget for the rest. We survey gutters and downpipes, blocks of flats and rented houses, and common reasons people get in touch are damaged party-wall upstands or parapets and choked outlets and gutters.

Some older homes in villages like Braughing are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

What you get is a clear record of the let or shared roof on the day we saw it. That makes it useful now and a handy reference later, like when you want to compare after future work.

Honest limits

It is a careful look at the let or shared roof, not the whole story. Its limits include:

  • Legal advice on leases or service charges
  • Parts of the roof we can’t safely see or access
  • The rest of the building, as a RICS Level 2 or 3 survey would

If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.

What this survey covers

  • Converted houses
  • Blocks of flats
  • Gutters and downpipes
  • Flat roofs on blocks
  • Shared roofs
  • Rented houses

Rented homes, blocks and businesses

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or use the contact form.

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the visit with that in mind.

What happens on the day

We work from the outside in: outside views come first, then the loft space if there is safe access. All told, expect between one and two hours for a house, though large, tall or awkward roofs take more time. In a hamlet or village like Braughing, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

Before the survey

  • Keep pets out of the way during the survey
  • For flats, make sure roof access has been agreed
  • Clear the way to the loft hatch

Getting a price

Photos help, if you have them. Take them safely from ground level or a window, and please do not climb up for a closer look. To get started, phone 07833 053749 or send us an email.

Common roof problems in Braughing

Landlords need to plan spending on a building. Planning is difficult without knowing the roof’s condition or when.

A survey can pick up problems like:

  • Leaks into upper flats
  • Worn ridges, hips and verges
  • Cracked or leaning shared chimneys
  • Leaking joints at party walls

Anyone responsible for a site like Jenyns First School and Nursery will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Before booking any roof surveyor

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Is there a chance to talk the report through?
  • Whether VAT is in the quoted price
  • Whether they hold professional indemnity and public liability insurance

What to expect from a roof survey

Landlord roof surveys around Braughing

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Braughing has a long history of building, with Much Hadham Palace about 4 miles south-east. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

If you live in an older home near Parish Church of St Mary the Virgin, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What happens if roof problems are left?

A leak in a block rarely stays in one place. Early surveys help avoid damage spreading between flats. In a small place like Braughing, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we can help you choose.

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Check your lease or ask a solicitor about who pays
  • File each roof report for future reference
  • Book gutter clearing at least once a year
  • Check the roof space can be accessed

If anything in the report needs explaining, ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person one.

Ask tenants and residents to report damp, stains or drips promptly. The sooner you know, the smaller the problem typically is.

Your questions about landlord roof surveys in Braughing

Do you cover smaller places like Braughing?

Yes, Braughing is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you carry out roof surveys in Braughing?

Yes, Braughing is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Can we use the survey to plan a roof budget?

Yes. Recommendations are prioritised by urgency where relevant, which helps you plan work and budgets. It does not include repair cost estimates, but contractors can price from it.

Can your report let us know who pays for the roof work?

No, that depends on the lease, so speak to your managing agent or a solicitor. Our job is to report on the roof itself.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.

Does this replace a RICS building survey?

No. Our survey covers the roof and its parts, not the whole property. It is not a RICS Level 2 or 3 survey or a structural engineer’s report.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we’ll talk to you about another date.
