New roof snagging for homes and businesses in Braughing

Ventilation matters on a new roof. Where vents have been fitted at the ridge or eaves, we check them, and check the roof space for signs of condensation. We note what we can see. Without enough airflow, a roof space can suffer from condensation, which is easier to put right while the roofer is still involved. We record what we see. If you’ve noticed signs of condensation in the roof space and cracked or slipped new tiles or slates, a survey will tell you what’s going on, whatever the roof.

For a small place like Braughing, the visit is planned like any other: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book. Whether you are buying or checking new work, the same care goes into it. Visits can be booked seven days a week.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How we price new roof snagging

All our prices include VAT. The things that change the price are:

  • The type of building, from a house to a block or an office
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Height and safe access
  • Any need for thermal images or a drone flight

New roof snagging starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Booking your survey

There is no need for technical words. It is enough to tell us:

  • How the loft is reached, if there is one
  • Where water is showing inside, if it is
  • The kind of building and roof involved
  • Dates you are working to, such as exchange

When you are ready to go ahead, call 07833 053749 or send us an email. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

What we are asked to look at in Braughing

Owners frequently get in touch when the finish looks uneven or a leak appears. Others want an independent check as a matter of course before signing off the job.

Typical things we are asked to look at include:

  • Offcuts and broken tiles left behind
  • Untidy or loose verge details
  • Flashings not properly dressed or fixed
  • Broken coverings left on a new roof

Take an older house close to Parish Church of St Mary the Virgin: older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Choosing a roof surveyor

  • What exactly goes into their report
  • How long they’ve been surveying roofs
  • What’s outside the scope of the survey
  • What insurance they carry

New roof snagging in Braughing: local notes

With Much Hadham Palace about 4 miles south-east, Braughing sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

Braughing questions

How do I find out if my home in Braughing is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Will you come out to Braughing?

We do. Villages and rural addresses get the same survey as a town house.

I live in a flat. Can you survey the roof?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

Do you use drones?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

What insurance do you have?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Different roofs, different checks

Clay and concrete tiles

Interlocking tiles need to sit neatly in line. Any that look wrong go in the report.

Flashings

Poorly finished flashings frequently show up on new roofs. We photograph any we find.

Checking the roof from the ground

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

How it works

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes roughly 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Older roofs in small places like Braughing can have low, tight loft spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We agree what to focus on, like a payment date or a warranty period ending.
  2. We inspect as far as safe access allows.
  3. We work through ridges, verges, valleys and flashings.
  4. Debris and damage to other parts are recorded.
  5. We send a written report you can pass on.

Preparing for the visit

  • Let us know about parking before the day
  • Gather any invoices or paperwork from past roof work
  • If you are buying, let the agent know when we are coming
