Landlord roof survey in Cobham: what you get
Landlords frequently book us when buying a property to rent out, others when a tenant reports a leak or damp. Agents and freeholders often want a survey for a rolling maintenance plan. Whatever the reason, the report follows the same clear format with photos and recommendations. Surveys are carried out seven days a week, which can make access easier to arrange. If you are worried about worn ridges, hips and verges and splits and blisters in flat roof coverings, a survey will tell you what’s going on.
In a village or hamlet like Cobham, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Landlord roof surveys around Cobham
Cobham is within about 5 miles of the coast, so there’s more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Knowing the covering helps explain which parts of a roof are likely to need work first.
For site and facilities teams at buildings such as Cobham Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Homes near green spaces such as Jeskyns can get more leaves in their gutters in autumn.
Cobham is about 3 miles south of Gravesend, in Kent. We survey roofs in Cobham and the surrounding area across London and South East England. Cobham is one of the places in Kent we cover. For surveys nearby, see our Maidstone page.

Leave it or get it looked at?
Tenants can only report what shows inside. By the time a stain appears, water may have been getting in for a while. We look at the roof, not just the symptoms. Where a roof is exposed, as many are in small places like Cobham, driving rain gets into any weakness, and damp in older walls is slow to dry out.
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 inc. VAT. We’ll tell you which package suits the questions you have.

How the survey works
The visit has one job: to see as much of the let or shared roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It typically takes between one and two hours for a house, and longer for a block or a building with several roofs. For a village or hamlet like Cobham, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.
- We start with what you know about the building and its history.
- We let you know which flats and hatches we need to reach.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- We note what couldn’t be seen as well as what could.
- Findings and recommendations are set out with photos.
Getting ready for the survey
- Buyers: confirm access with the estate agent or seller
- Have keys ready for side gates, garages or roof access doors
- Mention any parking restrictions on your street

What we are asked to look at in Cobham
Many let properties sit under roofs that have seen decades of weather. Fixings, flashings and underlay can fail before the slates or tiles themselves so it pays to check how the roof is holding up.
We’re often asked to look at:
- Mortar falling from ridges and verges
- Blocked gutters over flats
- Parapets and upstands in poor repair
- Ceiling stains reported by tenants
If you live in an older home near Parish Church of St Mary Magdalene, its chimney, valleys and lead work are likely to be the parts that need attention first.
What to check before booking
- Whether VAT is added on top
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- Their report turnaround times
- What insurance they carry
Cobham questions
Does a conservation area affect roof work in Cobham?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Will you come out to Cobham?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.
Is a landlord roof survey the same as a full building survey?
No. Our survey covers the roof, not the whole building. It isn’t a RICS Level 2 or 3 survey or a structural engineer’s report.
Who do you carry out landlord roof surveys for?
Anyone who looks after a let or shared building can book it: landlords, agents, freeholders and residents’ management companies.
What if it rains on the day?
It depends on the weather and the survey. In high wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.
Do you need access to all the flats?
We may do. If the loft space or a flat roof is reached through a flat, we need access to it so please give residents notice.
Do you test for asbestos?
No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.
What you can safely check yourself
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
Different roofs, different checks
Roof spaces and lofts
On blocks, the roof space may be reached through a flat or a communal hatch, so it needs arranging.
Gutters and downpipes
Hidden gutters on larger buildings can send water indoors. They’re an important part of the survey.
