Access needs arranging before a survey of a let or shared building. The loft space and certain flats may need to be opened up for us, so tenants or leaseholders need notice. You or your agent arrange access and we’ll say what we need when booking. Any part we couldn’t reach is noted in the report. We are frequently asked to look into missing or loose roof coverings and damaged pots and flaunching, on flat roofs on blocks, rented houses and shared roofs.

In a village or hamlet like Deerton Street, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Findings are set out part by part, from the main slopes down to the gutters and outlets. It records what’s sound as well as what isn’t.

Tips that help

Here are a few things we’d tell any owner, before and after a survey:

  • Check your lease or ask a solicitor about who pays
  • File each roof report for future reference
  • Keep roof outlets and gutters clear
  • Check the loft space can be accessed

Photos make it easier to explain the findings to leaseholders, tenants or directors. We keep the report clear and jargon-light.

Deal with the high-priority defects quickly, and plan the rest. Left alone, minor faults usually get worse.

Deerton Street questions

Will you come out to Deerton Street?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

How do I find out if my home in Deerton Street is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

Does this replace a RICS building survey?

No, it focuses on the roof. It is not a RICS Level 2 or 3 survey and doesn’t replace a structural engineer’s report.

Do you use drones?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.

How much is a landlord roof survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. Blocks are priced on their size and roofs, so call 07833 053749 or use the contact form for a price.

Do you test for asbestos?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

What we look for on each type of roof

Shared chimney stacks

Shared stacks need everyone involved to agree work and the report helps with that.

Roof spaces and lofts

Older roofs may have bitumen felt underlay or none at all. The report records the underlay where it’s visible.

What this survey cannot tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Structural calculations or an engineer’s report
  • Walls, floors and services beyond the roof
  • Asbestos testing of roof sheets or soffits

If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.

What this survey covers

  • Shared roofs
  • Flat roofs on blocks
  • Gutters and downpipes
  • Blocks of flats
  • Converted houses
  • Rented houses

How it works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two for a house, rising to roughly 3–4 hours on a commercial building. You’re welcome to ask questions while we are there. For a village or hamlet like Deerton Street, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We agree which roofs and which parts of the building are included.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. Each roof is checked as far as it can safely be seen, including from inside where possible.
  4. We photograph each defect and note how urgent it looks.
  5. You get a written condition report to help plan maintenance.

Before the survey

  • Gather any invoices or paperwork from past roof work
  • Let us know about any leaks, stains or damp patches you know of
  • Clear the way to the loft hatch

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time.

Letting agents and landlords in Deerton Street book surveys as well as homeowners. The report gives you a dated record of the let or shared roof, with photos, which helps you plan work between tenancies.

Landlord roof surveys in Deerton Street: local notes

Deerton Street is within about 2 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Belmont House and Gardens, about 4.1 miles south, is one of the historic houses in the wider area around Deerton Street. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a building such as Teynham Parochial Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near Teynham station, the gap between tenancies is a good time to have the roof looked at. If you live in an older home near Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first.
