Independent landlord roof surveys in Lewson Street

About our landlord roof survey in Lewson Street

A landlord roof survey covers the usual parts of a roof: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the loft space. Flat roofs over blocks, rear additions and garages are covered too when they’re in the agreed scope. We also look at chimneys, parapets and party-wall upstands where it is safe to see them, along with the roof space where there’s safe access. If you’ve noticed cracked or leaning shared chimneys and blocked gutters over flats, a survey will tell you what’s going on.

In a village or hamlet like Lewson Street, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.

The report records the let or shared roof as we found it on the day. It’s useful right away, and a good reference for later, such as when you want to compare after future work.

Roof by roof

Flat roofs on blocks and rear additions

Many blocks and rear additions have flat roofs. We look for ponding, splits, blisters and tired upstands as far as safe access allows.

Roof spaces and lofts

Older roofs may have bitumen felt underlay or none at all. We note what we see from inside.

How the survey works

Safety comes first on every visit. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. The survey normally takes about 1–2 hours for a single let house, with blocks of flats taking longer. In a hamlet or village like Lewson Street, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start with what you know about the building and its history.
  2. We confirm the access we will need.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photographs.

Advice

Your questions about landlord roof surveys in Lewson Street

Does being near the coast affect roofs in Lewson Street?

It can do. Lewson Street is within about 3 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Do you survey roofs for landlords with property near Teynham station?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

How long will you be at the property?

Most surveys take about one to two hours for a single let house, with blocks of flats taking longer. The report follows by email.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

Do you survey roofs shared between flats?

Yes. We survey what we can access and see safely. The report records what couldn’t be seen in the report.

How do I book a survey in Lewson Street?

To book, call 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

Are you insured?

We hold professional indemnity and public liability insurance, for every survey we carry out.

DIY checks: what’s safe

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Landlord roof surveys in Lewson Street: local notes

Lewson Street is within about 3 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

The streets around a church such as Church of St Mary are often among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. For landlords with property near Teynham station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Belmont House and Gardens lies about 3.3 miles south, so building around Lewson Street goes back a long way. Older homes in the area may have roofs that need matching materials when work is done.

Surveys for landlords and agents in Lewson Street

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Honest limits

In fairness, there are limits to any roof survey:

  • A full building survey of every part of the property
  • Confirming asbestos in older roof materials
  • Areas behind locked flats or blocked hatches

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before you book. The full list of what we check.

What we check

  • Flat roofs on blocks
  • Gutters and downpipes
  • Rented houses
  • Shared roofs
  • Blocks of flats
  • Converted houses

What happens if roof problems are left?

On a shared roof, disagreements are easier to settle with a clear record. Without a survey, it is one opinion against another. For an older or listed building in a place like Lewson Street, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.
