Landlord roof survey in Elsted Marsh: what you get
Getting into every part of a building takes planning. The loft space and certain flats may need to be opened up for us, so tenants or leaseholders need notice. Your agent or you arrange access, and we confirm what we need when you book. Any part we couldn’t reach is noted in the report. We survey rented houses, converted houses and shared roofs, and common reasons people get in touch are ponding or splits on flat roofs and damp or stains in top-floor flats.
In a village or hamlet like Elsted Marsh, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Why get it checked now?
An independent report helps when owners need to agree on roof work. Without one, each party may have a different view of what’s wrong. Around Elsted Marsh, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.
What you get with us

When you need someone else
Some things cannot be seen without opening up the roof, and that sets some limits:
- Areas behind locked flats or blocked hatches
- The rest of the building, as a RICS Level 2 or 3 survey would
- A full structural assessment of the building
If in doubt, phone 07833 053749 or use the contact form and we’ll recommend the right survey. What our survey covers.

Your questions about landlord roof surveys in Elsted Marsh
Does a conservation area affect roof work in Elsted Marsh?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is Elsted Marsh within the area you cover?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Is a landlord roof survey the same as a full building survey?
No, it is a roof survey. It is not a RICS Level 2 or 3 building survey, and it is not a structural engineer’s report.
Do you use drones?
Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
Is this survey just for landlords?
Anyone who looks after a let or shared building can book it: private landlords, letting and managing agents, freeholders and RTM companies.
Do you carry out surveys on Saturdays and Sundays?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.
How many surveys have you done?
We have completed more than 5,000 surveys, over more than 20 years, and 98% of clients are satisfied.
What you can safely check yourself
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
The survey, step by step
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes about 1–2 hours for a single let house, with blocks of flats taking longer. Rural addresses near Elsted Marsh can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- We agree the roofs to be surveyed and what you need the report for.
- You arrange access to the loft and any flats we need.
- We inspect each roof as far as it can safely be seen.
- Every defect is photographed and its urgency noted where relevant.
- You get a written report to plan maintenance and budgets.
Before we arrive
- Gather any invoices or paperwork from past roof work
- Make sure we can get to the back of the property
- If you’re buying, let the agent know when we are coming

Advice
Landlord roof surveys in Elsted Marsh: local notes
Cowdray House, about 3.5 miles east, is one of the historic houses in the wider area around Elsted Marsh. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings. Knowing the covering helps explain which parts of a roof are likely to need work first.
The streets around a church like St George's Church are often among the oldest in a place, and if your home is one of the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Tips from our surveys
There’s plenty you can do without going near the roof. What helps most:
- Get legal advice on lease responsibilities
- Tell tenants when we are coming
- Deal with urgent items first
- File each roof report for future reference
Report times depend on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Agents often choose the package that suits the building.
Have the roof looked at regularly, not just when it leaks. Many landlords and agents survey their roofs on a rolling basis, alongside yearly gutter clearing.
