How a landlord roof survey works in Hardwick

Managing agents and freeholders use our reports to plan maintenance and budgets. It shows what needs attention now and what can be planned for later, as far as can be judged from what’s visible. It does not include repair cost estimates, but it gives contractors a clear brief to price from. Urgent defects are flagged clearly, so you can act on them first and plan the rest over the coming years. Typical surveys look at ponding or splits on flat roofs and cracked or lifting flashings, across gutters and downpipes, rented houses and converted houses.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Questions from Hardwick

I let a flat near Aylesbury Vale Parkway station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Is Hardwick within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Will you fly a drone over my roof?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Can you survey a shared roof on a terrace or converted house?

Yes, we survey shared roofs often. Where a neighbouring roof isn’t part of the access, we can only see it from vantage points and we will say so.

Do you look in the roof space?

If there is a loft and safe access to it, yes. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What we look for on each type of roof

Pitched roofs on houses and blocks

Ridges, hips and verges take a lot of weather and get close attention.

Gutters and downpipes

Water from failed gutters often shows as damp inside. Any problems are photographed.

Common roof problems in Hardwick

A tenant reporting damp or a stained ceiling is a common reason to book. We check whether the roof or rainwater system is the likely cause, as far as can be seen.

A survey makes sense if you’ve noticed:

  • Gaps where tiles or slates have slipped
  • Cracked or lifting flashings
  • Choked outlets and gutters
  • Splits and blisters in flat roof coverings

If your home is one of the older ones in the streets near Church of St Mary, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Questions to ask before booking

  • What exactly goes into their report
  • How long they’ve been surveying roofs
  • Whether the inside of the roof is included
  • Whether VAT is added on top

What’s in a roof survey

Prices for landlord roof surveys in Hardwick

Several things affect the price of a survey:

  • The height of the building and how the roof can safely be seen
  • How complicated the roof is, with its valleys, chimneys and parapets
  • House, block, shop or office
  • How big the roof is

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you want to find out.

What we need to know

To price your survey accurately, we will ask about:

  • Any marks or damp showing indoors
  • Where the property is, with the postcode
  • What made you get in touch
  • Any deadline, such as an exchange date

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or use the contact form.

What we can’t see

We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:

  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • Who pays under the lease (that is a legal question)
  • A full building survey of every part of the property

If in doubt, phone 07833 053749 or email us and we will point you to the right survey. The full list of what we check.

Roof types and parts we check

  • Gutters and downpipes
  • Shared roofs
  • Flat roofs on blocks
  • Converted houses
  • Blocks of flats
  • Rented houses

The survey, step by step

We work from the outside in: outside views come first, then the loft space if there’s safe access. In total, it takes between one and two hours for a single let house, with blocks of flats taking longer. In a small place like Hardwick, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start by agreeing the scope, roof by roof.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. Every defect we find is photographed and given a priority where relevant.
  5. We send a written report you can use to plan maintenance and budgets.

Preparing for the visit

  • Make a note of anything you’d like us to look at
  • Gather any invoices or paperwork from past roof work
  • Make sure we can get to the back of the property

Advice

Local roofs in Hardwick

About 4.8 miles west lies Waddesdon Manor, a reminder of how long the area around Hardwick has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. A number of Buckinghamshire villages keep thatched roofs on their older buildings. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look.

For landlords with property near Aylesbury Vale Parkway station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For site and facilities teams at buildings such as Old School Room Chapel, large buildings have long gutter runs and big roofs that need checking like any other.

Tips from our surveys

These tips come from what we see on roofs every week, before and after a survey:

  • Hold on to old reports to compare later
  • Put urgent roof work at the top of the list
  • Do not wait for a leak to survey the roof
  • Ask your managing agent about lease terms

We don’t advise on leases or who should pay. What we provide is an independent record of condition to help those discussions.

Ask tenants and residents to report damp, stains or drips promptly. The sooner you know, the smaller the problem normally is.
