Roofs, chimneys and gutters in Harrietsham

Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Leeds Castle, about 2.2 miles west, is one of the historic houses in the wider area around Harrietsham. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

Trees in and around Kiln Wood shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. If you own a rental within reach of Harrietsham station, the gap between tenancies is a good time to have the roof looked at. The streets around a church such as Catholic Church of the Good Shepherd are often among the oldest in a place, and if your house is among the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Landlord roof survey in Harrietsham: what you get

Access needs arranging before a survey of a let or shared building. The roof space and certain flats may need to be opened up for us and residents will need to be told ahead of time. Your agent or you arrange access and we’ll say what we need as you book. Where we cannot get into part of the building, the report says so. If you’ve noticed gaps where tiles or slates have slipped and gutters overflowing onto walls, we can find out what’s behind it.

Trees around homes in smaller places like Harrietsham drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

The report records the let or shared roof as we found it on the day. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

Common questions in Harrietsham

I let a flat near Harrietsham station. Can you check the roof?

Yes, rented property is part of what we cover. Just phone 07833 053749 or use the contact form and let us know about the building.

Will you come out to Harrietsham?

We do. Villages and rural addresses get the same survey as a town house.

What’s the best way to book?

Simply ring 07833 053749 or use the contact form. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Do you need to get into the loft?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Does someone need to be in?

That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed as you book.

What insurance do you have?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Roof spaces and lofts

Access to the loft may be through a flat or a common area, so it needs arranging.

Shared chimney stacks

A leaning or cracked stack on a shared building affects more than one owner, so a clear record helps.

Prices for landlord roof surveys in Harrietsham

The price reflects the time and kit the roof needs. That comes down to:

  • Any need for thermal images or a drone flight
  • Whether you choose the Basic, Standard or Premium Survey
  • The type of building, from a house to a block or an office
  • Chimneys, valleys, parapets and other details

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We will tell you which package suits the questions you have.

What to let us know when you contact us

To price your survey accurately, we will ask about:

  • Anything about access we should know
  • Where the property is, with the postcode
  • Pictures from the garden or a window, if you have them
  • Any marks or damp showing indoors

Booking is simple: just ring 07833 053749 or drop us an email, tell us about the property and we will point you to the right survey. We confirm the price before anything is booked.

What this survey cannot tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Asbestos testing of roof sheets or soffits
  • Parts of the roof we cannot safely see or access
  • A full building survey of every part of the property

If in doubt, call 07833 053749 or drop us an email and we’ll recommend the right survey. What our survey covers.

Roof types and parts we check

  • Gutters and downpipes
  • Flat roofs on blocks
  • Shared roofs
  • Rented houses
  • Blocks of flats
  • Converted houses

How the survey works

Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes about one to two hours for a house, and longer for a block or a building with several roofs. For a survey in Harrietsham, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. Tell us about any garages, outbuildings or extensions you want included.

  1. We start by agreeing the scope, roof by roof.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. The roofs are inspected from ground level, vantage points, the loft space and the roof where it’s safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. The report sets out condition and recommendations to help you plan.

Getting ready for the survey

  • Keep pets in another room
  • Show us where any leaks or stains appear
  • If you’re buying, let the agent know when we are coming

Getting a price

Photos help, if you have them. Pictures from ground level or a window are fine. To get started, call 07833 053749 or email us.

Related advice

Can I check my roof myself?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
