Landlord roof survey in High Cross: what you get

Our landlord and block roof surveys cover High Cross and the rest of London and the South East. Time on site usually takes an hour or two at a typical home, or half a day or so for a commercial building. Everything is inspected as far as it can safely be seen, and by drone where it is applicable. A written report with photos follows. We survey gutters and downpipes, blocks of flats and shared roofs, and people most often book us about loose ridge or hip tiles and chimney stacks in poor repair.

Somewhere as small as High Cross, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book and it will help the survey.

What we do, step by step

The visit normally starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. All told, expect about 1–2 hours at most homes, and about three to four hours for a commercial roof. In a hamlet or village like High Cross, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can safely be seen.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

Before the survey

  • Dig out any old roof reports or invoices
  • Check pets are kept safely away
  • Make a note of anything you’d like us to look at

Practical tips

Getting the most from a landlord roof survey starts before we arrive and carries on afterwards. Some tips:

  • Make leak reporting easy for tenants
  • Keep roof surveys on a rolling plan
  • Keep the loft hatch clear and reachable
  • Act on high-priority defects quickly

Report times depend on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Pick the package that suits the building and your timescale.

Encourage residents to tell you about leaks or damp straight away. The sooner you know, the smaller the problem typically is.

What this survey cannot tell you

Before you book, it’s worth knowing what a survey won’t do:

  • A full building survey of every part of the property
  • Legal advice on leases or service charges
  • Confirming asbestos in older roof materials

If in doubt, phone 07833 053749 or drop us an email and we’ll point you to the right survey. The full list of what we check.

What this survey covers

Roofs, chimneys and gutters in High Cross

The wider area around High Cross has a long history of building, with Much Hadham Palace about 4.2 miles east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Anyone responsible for a site like Thundridge Church of England Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. For landlords with property near Ware station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. The streets around a church such as Church of St John the Evangelist are often among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

High Cross questions

I let a flat near Ware station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or send us an email with the address and what you need.

Is my home in High Cross listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you cover High Cross for landlord roof surveys?

Yes, we do. High Cross is part of the area we cover.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

Is this an asbestos survey?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Will you go up on the roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest.

Will you fly a drone over my roof?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
