About our landlord roof survey in Norton

We survey let and shared roofs in Norton and across London and South East England. A visit normally takes about one to two hours on an ordinary house, and about three to four hours for a commercial roof. We inspect from ground level, vantage points, the roof space and the roof where it’s safe including by drone where it applies. A written report with photos follows. If you’re worried about flashings that have come away and blocked gutters over flats, we can find out what’s behind it.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

How the survey works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect an hour or two for a single let house, with blocks of flats taking longer. Cottages and farmhouses around Norton often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Before the survey

  • Find any records of previous roof work
  • Point out any leaks or damp patches
  • For a flat or shared roof, check access with whoever owns or manages the building

Norton: your questions answered

Do you survey roofs for landlords with property near Baldock station?

Yes, landlords and letting agents book with us as well as owners. You can ring 07833 053749 or email us with the address and some details, including who will give access on the day.

Is my home in Norton listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Does the weather affect the survey?

Light rain is usually fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Are you insured?

We are covered by professional indemnity and public liability insurance.

Can you survey at the weekend?

Surveys run on any day of the week. To find a day that suits you, phone 07833 053749 or email us.

How do I book a survey in Norton?

Simply call 07833 053749 or email us with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

Different roofs, different checks

Pitched roofs on houses and blocks

Ridges, hips and verges take a lot of weather and get close attention.

Shared chimney stacks

Chimneys often let water in at the flashings. We record anything visible.

Checking the roof from ground level

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.

Local roofs in Norton

Norton is part of Letchworth Garden City, one of England’s garden cities. The original garden city houses are now more than a century old, alongside later estates. Older roofs may still have their original coverings, with fixings and underlay that have done a long stint. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first.

For an older house near a landmark such as Church of St Nicholas, its chimney, valleys and lead work are likely to be the parts that need attention first. Hinxworth Place lies about 3.4 miles north, so building around Norton goes back a long way. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. Anyone responsible for a site like Norton St Nicholas CofE (VA) Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Norton is about 1 mile west of Baldock, in Hertfordshire. Surveys in Norton work the same way as everywhere we cover: a careful inspection, photographs and a written report. Norton is one of the towns and villages in Hertfordshire we cover. Our Milton Keynes page covers surveys nearby.

Surveys in SG6 work the same way as everywhere else we cover. Whether your property is on Croft Lane, Green Lane and Cashio Lane or anywhere close by, we can help. If you are just outside Norton, we cover Letchworth (1 mile south-west), Letchworth Garden City (1 mile south-west), Willian (2 miles south), Walsworth (3 miles south-west) and Ickleford (3 miles south-west). Further out, we also cover Stevenage (6 miles south), Welwyn Garden City (14 miles south), Harpenden (14 miles south-west), Hitchin (4 miles south-west), Hertford (15 miles south-east) and Ware (15 miles south-east).

How we price landlord roof surveys

The price reflects the time and kit the roof needs. The main factors are:

  • How tall the building is and how easy the roof is to see
  • How complicated the roof is, with its valleys, chimneys and parapets
  • How many separate roofs there are, such as extensions, dormers and garages
  • The package you choose: Basic, Standard or Premium

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your survey before booking.

Helping us price your survey

If you can, have these to hand when you contact us:

  • Any stains, drips or damp patches you’ve seen indoors
  • Where the property is, with the postcode
  • The reason for the survey, such as buying, a leak or storm damage
  • Access details, like a loft hatch or a shared roof

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, ring 07833 053749 or send us an email.

Why get it checked now?

A planned maintenance budget needs real information. A survey shows what needs attention now and what can be planned for later helping you spread the work. Older cottages and farmhouses around Norton can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Landlord roof survey starts from £150, including VAT.

What a landlord roof survey does not cover

Without opening up the roof, some things stay hidden, and that sets some limits:

  • A full structural assessment of the building
  • Confirming asbestos in older roof materials
  • Who pays under the lease (that’s a legal question)

If in doubt, call 07833 053749 or use the contact form and we will suggest the right survey before you book. The full list of what we check.
