Landlord roof surveys in Sarisbury

Landlord roof survey in Sarisbury: what you get

Our landlord and block roof surveys cover Sarisbury and the rest of London and South East England. A visit normally takes between one and two hours at most homes, while a commercial roof takes nearer three to four hours. Everything is inspected as far as it can be seen safely, and by drone where it is applicable. A written report with photos follows. We survey converted houses, shared roofs and rented houses, and people most often book us about damp or stains in top-floor flats and gutters overflowing onto walls.

Trees around homes in smaller places like Sarisbury drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Leave it or get it looked at?

Water that gets into one flat can affect others below. Early surveys help avoid damage spreading between flats. With lower homes, common in places like Sarisbury, there is little between a roof defect and the ceiling, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

Landlord and commercial surveys in Sarisbury

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or send us an email.

Before and after the survey

From years of surveys, a few habits stand out as worth the effort:

  • Ask your managing agent about lease terms
  • Do not store items over the loft hatch
  • Arrange flat access ahead of time
  • Make leak reporting easy for tenants

The report can feed straight into a maintenance plan. Urgent items can be dealt with first and the rest budgeted for later.

Act on urgent items in the report first, and plan the rest. Left alone, minor faults normally get worse.

Questions from Sarisbury

Is Sarisbury within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do roofs near the sea, like those around Sarisbury, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Do you survey on Saturdays and Sundays?

Visits run seven days a week in the daytime. Let us know your preferred days when you book.

How experienced are you?

Over 20 years and more than 5,000 surveys.

Who typically books a landlord or block roof survey?

Landlords, letting agents, managing agents and freeholders book it, as well as RTM and residents’ management companies. Leaseholders sometimes book it as well.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when booking.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

How the survey works

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take about one to two hours for most houses, and about three to four hours for a commercial roof. With a bit of garden around a house, as there often is around Sarisbury, the roof can be viewed from several angles. Mention any side of the property we cannot get to. The loft, where there’s safe access, completes the picture.

  1. You tell us about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Before the survey

  • Find any records of previous roof work
  • Leave side gates unlocked
  • Keep pets out of the way during the survey

Advice

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What we can’t see

To be straight with you, a roof survey has limits:

  • Legal advice on leases or service charges
  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Roof areas we weren’t given access to

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before you book. What a survey covers and doesn’t.

What we look at

  • Converted houses
  • Shared roofs
  • Gutters and downpipes
  • Rented houses
  • Blocks of flats
  • Flat roofs on blocks

Roofs, chimneys and gutters in Sarisbury

Sarisbury lies within about 3 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.

Anyone responsible for a site like Sarisbury Church of England Junior School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Take an older house close to Church of St Paul: old fixings, lead flashings and tall chimneys are typical of older roofs. For landlords with property near Swanwick station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
