Landlord roof surveys for homes and businesses in Shobley
Landlords frequently book us when buying a property to rent out, others when a tenant reports a leak or damp. Agents and freeholders frequently want a survey for a rolling maintenance plan. Whatever the reason, the report follows the same clear format, with photos and recommendations. Surveys are carried out on weekdays and at weekends which can help when arranging access with residents. We survey shared roofs, blocks of flats and flat roofs on blocks, and the problems we’re asked to look at most are splits and blisters in flat roof coverings and damaged pots and flaunching.
In a village or hamlet like Shobley, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Should I look at the roof myself first?
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Different roofs, different checks
Gutters and downpipes
Hidden gutters on larger buildings can send water indoors. They’re an important part of the survey.
Shared chimney stacks
Chimneys often let water in at the flashings. We note what we can see.
FAQs for Shobley
Do you carry out roof surveys in Shobley?
We do. The survey and report are the same in Shobley as anywhere else.
Is my home in Shobley listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Can you survey at the weekend?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you when booking.
Do you need to get into the loft?
If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch.
Will the survey cover the whole building?
No. We survey the roof, not the whole building. It is not a RICS Level 2 or 3 survey or a structural engineer’s report.
What’s the price of a landlord roof survey?
Landlord roof survey starts from £150, including VAT. The price depends on the size of the building and the number of roofs. For a price, call 07833 053749 or email us.
Is the report suitable for a maintenance plan?
Yes. It shows what needs attention now and what can be planned for later, which helps you plan work and budgets. Repair costs are not included but it gives contractors a clear brief.
How the survey works
Every roof is different, but as a rough guide the survey takes about 1–2 hours for a house, and longer for a block or a building with several roofs. You are welcome to ask questions while we are there. Older roofs in small places like Shobley can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.
- First, we confirm the scope and the purpose of the report.
- You arrange access to the loft and any flats we need.
- Each roof is checked from safe vantage points and inside where possible.
- We photograph defects and note how urgent they look.
- You get a written report to plan maintenance and budgets.
Before we arrive
- Tell us about any leaks, stains or damp patches you know of
- If you’re buying, let the agent know when we’re coming
- Unlock side gates and any roof access doors
How to book
To arrange a survey, call 07833 053749 or email us with the address and what you’d like to know about the roof. We will confirm the price before you book.

Tips from our surveys
Nothing here needs a ladder. Our suggestions:
- Hold on to old reports to compare later
- Ask your managing agent about lease terms
- Give tenants a simple way to report leaks
- Don’t wait for a leak to survey the roof
Report times depend on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Pick the package that suits the building and your timescale.
Keep gutters and outlets clear, especially on blocks with valleys or parapets. Many leaks into top flats start with a blocked gutter.
What a survey costs
All our prices include VAT. What changes the price is:
- The height of the building and how the roof can safely be seen
- The roof’s overall size
- How complicated the roof is, with its valleys, chimneys and parapets
- Commercial roofs and larger buildings
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
What to tell us when you get in touch
These details help when you contact us:
- Dates you’re working to, such as exchange
- Where water is showing inside, if it is
- What kind of property and roof it is
- Pictures from the garden or a window, if you have them
If you’re buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply phone 07833 053749 or drop us an email whenever suits you.
Roofs, chimneys and gutters in Shobley
With Avon Tyrrell House about 3.9 miles south, Shobley sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
Take an older house close to St John the Baptist: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For site and facilities teams at buildings such as Poulner Infant School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

- Confirming asbestos in older roof materials
- Parts of the roof we cannot safely see or access
