Need a landlord roof survey in Sidlesham?

Why get it checked now?

Tenants can only report what shows inside. A ceiling stain frequently means water has been coming in for some time. We look at the roof, not just the symptoms. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

What you get with us

  • Weekday and weekend surveys
  • More than 5,000 surveys completed
  • An independent view of the roof
  • Packages from £150, including VAT

Landlord roof survey in Sidlesham

A landlord roof survey covers the usual parts of a roof: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the roof space. Flat roofs over blocks, rear additions and garages are covered too when they’re in the agreed scope. Chimney stacks, parapets and party-wall upstands are checked as far as they can be seen safely, along with the roof space where there is safe access. If you are worried about standing water on a flat roof and gaps where tiles or slates have slipped, we can find out what’s behind it.

Somewhere as small as Sidlesham, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What you can safely check yourself

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Prices for landlord roof surveys in Sidlesham

When we price a survey, we consider:

  • Whether thermal imaging or a drone is needed
  • House, block, shop or office
  • The height of the building and how the roof can safely be seen
  • The size of the roof

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and the package you choose.

Getting in touch

We’ll usually ask about:

  • Where the property is, with the postcode
  • The type of building and roof, such as pitched or flat
  • Where any leaks, stains or damp patches show inside
  • Anything about access we should know

If you’re buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or use the contact form when you are ready.

When you need someone else

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • Confirming asbestos in older roof materials
  • A full building survey of every part of the property
  • Parts of the roof we cannot safely see or access

If in doubt, call 07833 053749 or use the contact form and we will recommend the right survey before booking. What a survey covers and does not.

What this survey covers

  • Shared roofs
  • Rented houses
  • Gutters and downpipes
  • Flat roofs on blocks
  • Converted houses
  • Blocks of flats

How the survey changes by roof type

Gutters and downpipes

Gutters are a common source of leaks on blocks. We check gutters, outlets and downpipes as far as can safely be seen.

Roof spaces and lofts

On blocks, the loft space may be reached through a flat or a communal hatch and you will need to arrange it.

How it works

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes between one and two hours on an ordinary house, or half a day or so for a commercial building. Cottages and farmhouses around Sidlesham frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. We inspect each roof as far as it can be seen safely.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

Getting ready for the survey

  • Clear the way to the loft hatch
  • Mention any parking restrictions on your street
  • Point out any leaks or damp patches

Landlord roof surveys in Sidlesham: local notes

The coast is about 1 mile or less from Sidlesham, so there’s more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you look after a building such as Sidlesham Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of Chichester station, a roof report helps you deal with small faults before they turn into a call from a tenant. If yours is one of the older homes in the streets near St Mary Our Lady Sidlesham, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Sidlesham questions

Is my home in Sidlesham listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

I let a flat near Chichester station. Can you check the roof?

Yes, letting agents and landlords book with us as well as owners. Just ring 07833 053749 or use the contact form and tell us about the building, including who will give access on the day.

Can you tell me if my roof has asbestos?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Can you survey a shared roof?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. The loft space can show things the outside can’t, like damp timbers, staining or daylight.

Can you survey in bad weather?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather is not right.

How long does the survey take?

It normally takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. The written report follows by email, on the timescale of your package.
