Landlord roof survey in Thong
Landlords often book us when buying a property to rent out, or after a tenant reports a leak. Agents and freeholders frequently want a survey for a rolling maintenance plan. The report is laid out the same way whatever the reason with photos and recommendations. Surveys are carried out on weekdays and at weekends which can help when arranging access with residents. We survey shared roofs, converted houses and gutters and downpipes, and people most often book us about cracked or lifting flashings and splits and blisters in flat roof coverings.
Somewhere as small as Thong, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.
Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Thong: your questions answered
Is the coastal weather around Thong hard on roofs?
Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it normally shows, and Thong is within about 4 miles of the coast.
I let a flat near Sole Street station. Can you check the roof?
Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.
Is this an asbestos survey?
No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.
Will you walk on the roof?
Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest.
Can you survey at the weekend?
Surveys run seven days a week. To arrange a date, phone 07833 053749 or send us an email.
Do you need to get into the loft?
If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
Can you survey a shared roof on a terrace or converted house?
Yes, we survey shared roofs often. We can only inspect neighbouring parts from where we are allowed to be and we will say so.
What happens on the day
We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take between one and two hours for a house, and longer for a block or a building with several roofs. Rural addresses near Thong can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- First, we confirm the scope and the purpose of the report.
- You arrange access to the loft and any flats we need.
- We inspect each roof as far as it can safely be seen.
- Every defect is photographed and its urgency noted where relevant.
- You get a written report to plan maintenance and budgets.
Preparing for the visit
- If it is not your property yet, arrange access through the agent
- Keep pets inside or away from the areas we are looking at
- Show us where any leaks or stains appear

Advice
Why it’s worth a survey now in Thong
Relying on what tenants report means relying on what they can see. A ceiling stain frequently means water has been coming in for some time. A survey looks at the roof itself. Around Thong, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it is left.

Landlord roof surveys around Thong
Thong lies within about 4 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. About 1.5 miles south lies Cobham College, a reminder of how long the area around Thong has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
If you own a rental within reach of Sole Street station, a dated record of the roof is useful when planning maintenance across a let. Take an older house close to Church of St Peter and St Paul: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Homes near green spaces such as Shorne Woods Country Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

How the survey changes by roof type
Shared chimney stacks
Chimney stacks are often shared between houses or flats. We check pots, flaunching, pointing and flashings as far as can be seen.
Flat roofs on blocks and rear additions
Felt flat roofs often last around 15–20 years, so knowing roughly how old the roof is helps.
Before and after the survey
From years of surveys, a few habits stand out:
- Keep roof surveys on a rolling plan
- Hold on to old reports to compare later
- Ask your managing agent about lease terms
- Give residents notice before a survey
If you need to share the findings with leaseholders or a board, the photographs help. The report is written in plain language.
Have the roof looked at regularly, not just when it leaks. A survey every few years suits many let and shared buildings, alongside yearly gutter clearing.
What this survey cannot tell you
We only report what can safely be seen on the day, so there are some things a survey cannot cover:
- Whether materials contain asbestos (a specialist asbestos surveyor’s job)
- The rest of the building, as a RICS Level 2 or 3 survey would
- Legal advice on leases or service charges
If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.
