Landlord roof surveys for homes and businesses in Shorne Ridgeway

A landlord roof survey shows you the state of a roof, written up so you can plan. We work for landlords, letting agents, managing agents and freeholders along with RTM and residents’ management companies. The report covers defects, photos and recommendations set out by urgency where relevant. The survey covers the roof, not the whole building. If you’re worried about slipped or missing slates and tiles and standing water on a flat roof, a survey will tell you what’s going on, on flat roofs on blocks, rented houses and converted houses alike.

Some older homes in villages like Shorne Ridgeway are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What this survey can’t tell you

In fairness, there are limits to any roof survey:

  • Confirming asbestos in older roof materials
  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Responsibility under a lease

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before booking. The full list of what we check.

What we look at

  • Blocks of flats
  • Gutters and downpipes
  • Shared roofs
  • Converted houses
  • Flat roofs on blocks
  • Rented houses

When to book a survey in Shorne Ridgeway

Older buildings across London and South East England have roofs that are decades old. Nails, battens, flashings and underlay often fail before good slates or tiles so it pays to check how the roof is holding up.

These are some of the problems a survey can pick up:

  • Slipped or missing slates and tiles
  • Failed flashings at walls and chimneys
  • Leaking joints at party walls
  • Damaged pots and flaunching

Trees in and around Shorne Woods Country Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

Questions to ask before booking

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether the loft is part of the inspection
  • Whether you can ask questions once you have the report
  • Whether the price includes VAT

What’s in a roof survey

Roofs, chimneys and gutters in Shorne Ridgeway

Shorne Ridgeway is within about 4 miles of the coast, so there is more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Historic houses such as Cobham College, about 1.9 miles south-west, show how far back building in the area around Shorne Ridgeway goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

Anyone responsible for a site like Shorne Church of England Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. For landlords with property near Higham station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Shorne Ridgeway is about 3 miles south-east of Gravesend, in Kent. Bookings from Shorne Ridgeway are handled just like any other: a call or an email, a price, then a date. Our Kent coverage includes Shorne Ridgeway. We also survey roofs in Maidstone.

Surveys in DA12 are booked the same way as anywhere else. If you need a landlord roof survey at a property on Racefield Close, The Ridgeway and Tanyard Hill or a nearby road, we can help. If you’re just outside Shorne Ridgeway, we cover Shorne (1 mile north), Upper Ifield (1 mile north-west), Higham (1 mile north-east), Gadshill (1 mile east) and Thong (1 mile west). Within a short drive, we also cover Maidstone (11 miles south-east), Sittingbourne (14 miles east), Dartford (9 miles west), Sevenoaks (14 miles south-west), Gravesend (3 miles north-west) and Northfleet (4 miles north-west).

Your questions about landlord roof surveys in Shorne Ridgeway

Will you come out to Shorne Ridgeway?

Yes. Shorne Ridgeway is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when booking.

Do you survey roofs for landlords with property near Higham station?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

How many surveys have you done?

More than 5,000 surveys over 20+ years.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Will you go up on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest.

Does the report help with maintenance planning?

Yes. It shows what needs attention now and what can be planned for later so you can plan spending. It does not include repair cost estimates but it gives contractors a clear brief.

How long is the visit?

Expect it to take about 1–2 hours for a single let house, with blocks of flats taking longer. The written report follows by email, on the timescale of your package.

How the survey changes by roof type

Party-wall upstands and parapets

A parapet can hide a gutter that is hard to see. They’re checked where safe access allows.

Roof spaces and lofts

Looking inside the roof often tells us more. We go into the loft where it is safe looking for water marks and gaps.

What happens on the day

It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit normally takes roughly 1–2 hours for most houses, with bigger or more complicated roofs taking longer. Somewhere like Shorne Ridgeway needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. First, we confirm the roofs and areas to be surveyed.
  2. Access to flats and the loft space is arranged with you ahead of time.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where it’s safe.
  4. We photograph each defect and note how urgent it looks.
  5. You get a written condition report to help plan maintenance.

How to prepare

  • Keep pets in another room
  • Let us know about any leaks, stains or damp patches you know of
  • If the roof is shared, arrange access with whoever manages the building

Practical tips

A little preparation and a few simple habits help. Our tips:

  • Make sure the roof space can be accessed
  • Deal with urgent items first
  • Check your lease or ask a solicitor about who pays
  • Hold on to old reports to compare later

If anything in the report needs explaining, ask us. The Standard Survey includes a follow-up consultation, and Premium includes an in-person consultation.

Encourage residents to tell you about leaks or damp right away. Early reports let you act before damage spreads.

DIY checks: what’s safe

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
