Gutter survey in Shorne Ridgeway

Some gutters are easy to see from the street, but many are not. Valley, parapet, box and secret gutters can overflow inside the building when they block. We inspect them as far as it’s safe to see them, from ground level, from windows, from the roof space and from the roof where it is safe. Hidden gutters are a common source of leaks inside. We survey parapet and box gutters, valley gutters and outlets and hoppers, and common reasons people get in touch are joints that drip after rain and sagging gutters and loose brackets.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Findings are set out part by part, from the main slopes down to the gutters and outlets. You will see the good as well as the bad.

Why get it checked now?

A written report gives you a dated record of the gutters’ condition, which helps when you plan work or brief a contractor. Without it, you are relying on what can be seen from the pavement. For an older or listed building in a place like Shorne Ridgeway, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Why book with us

  • 5,000+ surveys completed

Useful tips for Shorne Ridgeway property owners

A little preparation and a few simple habits help. Our tips:

  • Watch the gutters during heavy rain
  • Leave gutter checks at height to someone equipped for it
  • Have gutters cleared at least once a year
  • Look for downpipes coming loose

If anything in the report isn’t clear, ask us. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.

Deal with drips, sags and loose downpipes early. Left alone, they typically grow, and the water they spill can damage walls and timber.

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in.

Local roofs in Shorne Ridgeway

The coast is about 4 miles or less from Shorne Ridgeway, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Take an older house close to Church of St Peter and St Paul: its roof may have old fixings, lead flashings and chimneys that need a closer look. For site and facilities teams at buildings such as Shorne Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Homes near green spaces such as Shorne Woods Country Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

Shorne Ridgeway is about 3 miles south-east of Gravesend, in Kent. Roofs in Shorne Ridgeway get the same thorough look as anywhere else in Kent. Shorne Ridgeway is one of the places in Kent we cover for gutter surveys. We also survey roofs in Maidstone.

Your questions about gutter surveys in Shorne Ridgeway

Is my home in Shorne Ridgeway listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do roofs near the sea, like those around Shorne Ridgeway, take more of a battering?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it typically shows, and Shorne Ridgeway is within about 4 miles of the coast.

Could my damp wall be caused by the gutters?

The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We can’t see inside the wall itself, so the report covers what can be seen.

Do I need to be at home?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when you book.

How much is a gutter survey?

Gutter survey starts from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, call 07833 053749 or send us an email.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

When you need someone else

No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:

  • Underground drains, which need a CCTV drain survey
  • Confirming asbestos in older rainwater goods
  • The inside of a downpipe along its whole length

If in doubt, phone 07833 053749 or send us an email and we will suggest the right survey. What our survey covers.

What we check

  • Fascias and soffits
  • Outlets and hoppers
  • Parapet and box gutters
  • Valley gutters
  • Downpipes
  • Eaves gutters

What affects the cost of gutter surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The shape of the roof and its details
  • If the survey needs thermal imaging or a drone
  • The height of the building and how the roof can safely be seen
  • The size of the roof

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

What we need to know

When you call or email, these details help:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • Any deadline, such as an exchange date
  • The property’s address and postcode
  • Any marks or damp showing indoors

We confirm the price for your roof before you book, so you know where you stand. Our price is from £150, including VAT. For a price for your roof, call 07833 053749 or send us an email.

The survey, step by step

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. It usually takes roughly 1–2 hours at most homes, with bigger or more complicated roofs taking longer. In a hamlet or village like Shorne Ridgeway, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The loft space is checked for staining, where it can be reached safely.
  5. A written report with photos and recommendations follows.
