Landlord roof surveys for homes and businesses in West Meon
Getting into every part of a building takes planning. We may need to get into the roof space and some or all of the flats, so tenants or leaseholders need notice. You or your agent arrange access and we will say what we need as you book. Any part we couldn’t reach is noted in the report. If you’ve noticed worn ridges, hips and verges and failed flashings at walls and chimneys, a survey will tell you what’s going on, whatever the roof.
Older buildings in small places like West Meon may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Can I check my roof myself?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

West Meon homes and their roofs
Historic houses such as Hinton Ampner House, about 3.4 miles north-west, show how far back building in the area around West Meon goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead. Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Why act early in West Meon
On a shared roof, disagreements are easier to settle with a clear record. Without one, each party may have a different view of what’s wrong. Where a roof is exposed, as many are in small places like West Meon, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

When you need someone else
In fairness, there are limits to any roof survey:
- Structural calculations or an engineer’s report
- Walls, floors and services beyond the roof
- Parts of the roof we can’t safely see or access
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before you book. The full list of what we check.
What this survey covers
- Gutters and downpipes
- Converted houses
- Shared roofs
- Flat roofs on blocks
- Rented houses
- Blocks of flats
The survey, step by step
Once we’ve finished looking, we write up our findings as a written report with photos, emailed to you. On timing, most surveys take about one to two hours for a single let house, with blocks of flats taking longer. Older rural homes like those around West Meon can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- First, we confirm the roofs and areas to be surveyed.
- Access to flats and the roof space is arranged with you beforehand.
- We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
- Every defect we find is photographed and given a priority where relevant.
- You get a written condition report to help plan maintenance.
Preparing for the visit
- Dig out any old roof reports or invoices
- If it isn’t your property yet, arrange access through the agent
- If the roof is shared, arrange access with whoever manages the building
Booking a survey
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or email us when you’re ready.

What we’re asked to look at in West Meon
Reports of leaks or damp from tenants often lead to a survey. The survey helps show whether the roof, gutters or flashings are involved from what’s visible.
Problems we come across often include:
- Blocked gutters over flats
- Splits and blisters in flat roof coverings
- Cracked or lifting flashings
- Damp or stains in top-floor flats
The streets around a church such as Church of St John the Evangelist are often among the oldest in a place, and if you own one of the older houses nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Choosing a roof surveyor
- Whether any drone flown is registered with the CAA
- How they plan to inspect the roof safely
- Whether the roof space is looked at, where there is one
- Their track record with similar roofs
Useful tips for West Meon property owners
You do not need to be a roofer to help. What helps most:
- Get legal advice on lease responsibilities
- Do not store items over the loft hatch
- Give residents notice before a survey
- Hold on to old reports to compare later
Photos make it easier to explain the findings to leaseholders, tenants or directors. The report is written in plain language.
Get gutters and roof outlets cleared at least once a year and include any valley or parapet gutters. Blocked gutters are a common cause of leaks into top-floor flats.
Questions from West Meon
Will you come out to West Meon?
Yes, West Meon is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Does a conservation area affect roof work in West Meon?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
How many surveys have you done?
Over 5,000 surveys so far, across 20+ years of surveying roofs.
What does a block roof survey cost?
Prices start from £150, including VAT. The building’s size, roofs and access all affect the price. To get a price, phone 07833 053749 or send us an email.
Does this replace a RICS building survey?
No, it’s a roof survey. It’s not a RICS Level 2 or 3 survey, and it’s not a structural engineer’s report.
Do you survey on Saturdays and Sundays?
Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.
Do I have to be there for the survey?
That depends on the survey. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when booking.
