Landlord roof survey in Wormley: what you get

Access needs arranging before a survey of a let or shared building. We may need to get into the roof space and some or all of the flats, so tenants or leaseholders need notice. Your agent or you arrange access and we will say what we need when booking. Where we cannot get into part of the building, the report says so. Typical surveys look at damaged pots and flaunching and worn ridges, hips and verges, across rented houses, gutters and downpipes and converted houses.

In a smaller place like Wormley, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A proper look shows whether anything has started to loosen before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

After the visit, you get a written report with photos, sent by email. It explains the condition of the let or shared roof, the defects we found and what we recommend.

How it works

We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect about one to two hours at most homes, with bigger or more complicated roofs taking longer. In a smaller place like Wormley, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. First, we confirm the roofs and areas to be surveyed.
  2. Access to flats and the loft space is arranged with you in advance.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where it is safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. The report sets out condition and recommendations to help you plan.

Before we arrive

  • For flats, check roof access has been agreed
  • Point out any leaks or damp patches
  • Keep pets inside or away from the areas we are looking at

Advice

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Hold on to old reports to compare later
  • Keep roof outlets and gutters clear
  • Put urgent roof work at the top of the list
  • Do not store items over the loft hatch

Report times depend on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Pick the package that suits the building and your timescale.

Deal with the high-priority defects quickly, and plan the rest. Left alone, minor faults normally get worse.

What we look for on each type of roof

Roof spaces and lofts

Looking inside the roof often tells us more. We go into the loft where it is safe, looking for staining, damp and daylight.

Pitched roofs on houses and blocks

Most let houses and many blocks have pitched roofs of slate or tiles. We check coverings, ridges, hips, valleys and flashings where it is safe to see them.

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Areas behind locked flats or blocked hatches
  • Who pays under the lease (that is a legal question)
  • The rest of the building, as a RICS Level 2 or 3 survey would

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and doesn’t.

What we look at

  • Converted houses
  • Rented houses
  • Shared roofs
  • Gutters and downpipes
  • Flat roofs on blocks
  • Blocks of flats

Why it’s worth a survey now in Wormley

A dated condition report is useful for the building’s records. Surveying again later shows what has changed which helps with rolling maintenance. Tradespeople may need to travel further to a smaller place like Wormley, so it helps to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and the package you choose.

Wormley homes and their roofs

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first. With Forty Hall about 4.7 miles south-west, Wormley sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.

Take a building like Wormley Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Take an older house close to Parish Church of St Lawrence: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you own a rental within reach of Broxbourne station, a roof report helps you deal with small faults before they turn into a call from a tenant.

FAQs for Wormley

Is my home in Wormley listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you survey roofs for landlords with property near Broxbourne station?

Yes, landlords and letting agents book with us as well as owners. You can phone 07833 053749 or send us an email with the address and some details, including who will give access on the day.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.

Can you tell me if my roof has asbestos?

No. We do not sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

How do I arrange a landlord roof survey in Wormley?

Simply call 07833 053749 or drop us an email. After a few questions, we confirm the price and fix a day.

Do you climb onto every roof?

Only where it’s safe to do so. We inspect everything that’s safely in view: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. Anything we cannot see is noted in the report.

Is this a RICS survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

What affects the price in Wormley

We confirm the price for the job before booking. This is what makes a difference:

  • Height and safe access
  • Any need for thermal images or a drone flight
  • Features like valleys, chimneys, dormers and parapets
  • The size of the roof

To find out what your survey will cost, phone 07833 053749 or drop us an email and let us know about the roof. We will confirm the figure before booking.

What we need to know

You do not need to know any roofing terms. Just tell us:

  • The reason for the survey, such as buying, a leak or storm damage
  • Any stains, drips or damp patches you’ve seen indoors
  • Pictures from the garden or a window, if you have them
  • How the loft is reached, if there is one

We survey roofs seven days a week. To find a date that works for you, phone 07833 053749 or use the contact form.
