New roof snagging in Wormley: what you get

Roof work frequently leaves debris behind. We look for broken tiles, offcuts and nails left in gutters and on lower roofs along with any damage to other parts of the property. It is all recorded with photos. Gutters full of offcuts can overflow in the next heavy rain and damage to lower roofs can let water through. Finding these early makes them easier to raise. If you’ve noticed missing or blocked roof ventilation and debris left in gutters or valleys, a survey will tell you what’s going on, whatever the roof.

Around Wormley, you will mostly find houses and bungalows of different ages. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. Whether you’re buying or have just had the roof replaced, that hidden layer is worth knowing about. Breathable membranes only appeared in the late 1990s, so older roofs often have bitumen felt or nothing at all.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Surveys for landlords and agents in Wormley

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we’ll plan the visit with that in mind.

What this survey cannot tell you

In fairness, there are limits to any roof survey:

  • Whether the roof will leak in future
  • Legal advice on your contract
  • Nails and clips under the slates or tiles

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you. The full list of what we check.

What this survey covers

  • Replacement roofs
  • Ridges and verges
  • Flashings and valleys
  • Loft conversions and dormers
  • New flat roofs
  • New-build homes

What happens on the day

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about one to two hours at a typical home, with bigger or more complicated roofs taking longer. Some parts of a survey depend on the weather, so a visit to Wormley is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. We agree what to focus on, such as a payment date or a warranty period ending.
  2. The roof is inspected from ground level, vantage points and the roof where safe.
  3. We work through ridges, verges, valleys and flashings.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. We send a written report you can pass on.

Getting ready for the survey

  • Point out any leaks or damp patches
  • If you’re buying, check with the agent that we can get in
  • Clear the way to the loft hatch

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

Practical tips

Nothing here needs a ladder. Our suggestions:

  • Check that gutters weren’t left full of offcuts
  • Let your roofer know an inspection is planned
  • Send the snagging report to your roofer
  • Book snagging before the final payment

How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. If a payment is due soon, choose the package that fits.

Keep an eye on the roof and ceilings in the first months. Early signs are easier to raise while the work is recent.

Local roofs and buyers in Wormley

About 4.7 miles south-west lies Forty Hall, a reminder of how long the area around Wormley has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

FAQs for Wormley

Is Wormley within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Does a conservation area affect roof work in Wormley?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

How long does new roof snagging take?

A visit normally takes roughly 1–2 hours for a house, with bigger or more complicated roofs taking longer. You will know roughly how long when we arrange it.

What’s the best way to book?

Just phone 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Do you use drones?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

What we are asked to look at in Wormley

Ventilation is sometimes missed or blocked during re-roofing. Without enough airflow, condensation can build up in the loft space.

Here are some of the things we see frequently:

  • Loose flashings at walls or chimneys
  • Underlay ending short at the eaves
  • Cracked mortar at the ridge or hips
  • Vents that weren’t fitted or are covered

If you live in an older home near Parish Church of St Lawrence, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

What to check before booking

  • Whether the inside of the roof is included
  • Is VAT included in the price?
  • Whether they hold professional indemnity and public liability insurance
  • Their drone registration, if they fly one
