New roof snagging for homes and businesses in Astwood
Snagging means finding the small faults and loose ends left at the end of a job. Roof snags often show at ridges, verges, valleys and flashings where the work is most fiddly. We check everything we can see safely and record what we find. Loose ridges, untidy verges, badly dressed flashings and leftover debris are typical snags. Typical surveys look at cracked mortar at the ridge or hips and poorly finished verges, on loft conversions and dormers, new-build homes and new flat roofs.
Some older homes in villages like Astwood are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible, with the urgent items made clear.

What a survey costs
Our packages start from £150, with VAT included. The price for your roof depends on:
- Roof area
- Features like valleys, chimneys, dormers and parapets
- How tall the building is and how easy the roof is to see
- Whether thermal imaging or a drone is needed
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.
Helping us price your survey
When you call or email, these details help:
- Pictures of the roof from a safe spot, if you have them
- Where water is showing inside, if it is
- What kind of property and roof it is
- Access details, such as a loft hatch or a shared roof
To book a survey, call 07833 053749 or use the contact form with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.

Every survey has limits, and it’s better to know them up front. Keep these in mind:

Astwood questions
Is my home in Astwood listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Will you come out to Astwood?
Yes. Astwood is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when booking.
Do you test for asbestos?
No. We don’t sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to.
Does the weather affect the survey?
It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we will talk to you about another date.
What do you check on a new roof?
Coverings, ridges, verges, hips, valleys and flashings are all checked plus gutters, ventilation and visible underlay at the eaves. We look for leftover debris and knock-on damage too.
Do you use drones?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
What we do, step by step
We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes about 1–2 hours at a typical home, and about three to four hours for a commercial roof. For a village or hamlet like Astwood, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.
- First, we note any deadlines and concerns.
- The roof is inspected from the ground, vantage points and the roof where safe.
- Each detail at ridges, verges, valleys and flashings is looked at.
- We check the gutters, lower roofs and walls for debris or damage.
- We send a written report you can pass on.
How to prepare
- If you are buying, check with the agent that we can get in
- Find any records of previous roof work
- Tell us where we can park nearby
How to book
If you have photos of the roof, send them over. Take them safely from ground level or a window, and please do not climb up for a closer look. To send them or to book, call 07833 053749 or send us an email.

Surveys for landlords and agents in Astwood
Letting agents can arrange access with tenants, at a time agreed beforehand. We survey on weekdays, Saturdays and Sundays, which can make access easier.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps when budgeting.
Buying a home or a new roof in Astwood
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. Turvey Abbey, about 3.3 miles north, is one of the historic houses in the wider area around Astwood. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
Landlords with a home close to Kempston Hardwick station may find that it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. If yours is one of the older homes in the streets near Church of St Peter, the roof may have had decades of patch repairs, and the survey shows where they are.

DIY checks: what’s safe
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking and it will help the survey.
Useful tips for Astwood property owners
Getting the most from new roof snagging starts before we arrive and carries on afterwards. Some tips:
- Put any issues to your roofer in writing
- Look for debris left in gutters from ground level
- Tell your roofer the work will be inspected
- Note the end of any warranty or defects period
The report gives your roofer a clear list to work through. Any disagreement about the work is between you and them, and our part is to report what we see.
Don’t settle the final bill until the roof has been inspected if your contract allows it. It gives the roofer a reason to finish everything.
