New roof snagging for homes and businesses in Birdham

A new roof needs to breathe. Where vents have been fitted at the ridge or eaves, we check them, and check the roof space for signs of condensation. We note what we can see. Without enough airflow, a roof space can suffer from condensation, so it is worth raising early. We record what we see. Typical surveys look at loose or badly finished ridge tiles and untidy or loose verge details, across new flat roofs, loft conversions and dormers and replacement roofs.

Being in a small place like Birdham makes no difference to the inspection itself: the journey, parking and access are simply agreed in advance. If there are outbuildings with roofs you want checked, mention them when you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How the survey works

The aim of the visit is simple: to look at the new roof as closely as is safe and record what we find. Notes and photographs go into the written report. The visit normally takes about one to two hours for most homes, depending on how much new work there is to check. Cottages and farmhouses around Birdham often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. First, we note any deadlines and concerns.
  2. The roof is inspected from the ground, vantage points and the roof where safe.
  3. We work through ridges, verges, valleys and flashings.
  4. Debris and damage to other parts are recorded.
  5. You receive a report to share with your roofer.

Before the survey

  • Let us know about any leaks, stains or damp patches you know of
  • Jot down any questions you want answered
  • Agree roof access with the managing agent if it is shared

Related advice

Before and after the survey

You don’t need to be a roofer to help. What helps most:

  • Look for marks or cracks left by the work
  • Check that gutters weren’t left full of offcuts
  • Arrange the inspection before settling the final bill
  • Keep the contract and invoices together

After the snags are sorted, watch the roof in the next heavy rain. Raise any new signs of water with your roofer promptly.

Note the end date of any defects or warranty period. Book a check well before it so snags can be raised.

Birdham: your questions answered

Do you cover smaller places like Birdham?

Yes, Birdham is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do roofs near the sea, like those around Birdham, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Do you climb onto every roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.

What’s the best time to have a new roof checked?

Before the final payment is best, while the roofer is still on hand. If that is passed, book before any defects or warranty period ends.

Do you use drones?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

What’s the price of a snagging inspection?

New roof snagging starts from £150, including VAT. The size of the roof and how easy it is to see affect the price. To get a price, ring 07833 053749 or use the contact form.

Different roofs, different checks

Ridges, hips and verges

Verge details can be rushed and get a close look.

Clay and concrete tiles

Verge and eaves tiles are where snags frequently show on tiled roofs. We check them closely.

New roof snagging around Birdham

The coast is about 2 miles or less from Birdham, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale, so exposed details get a careful look whether you are buying or signing off new work. If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

For an older house near a landmark like St James' Church, the roof may have had decades of patch repairs, and the survey shows where they are. For landlords with property near Fishbourne station, a written report helps before buying a rental or paying for a new roof on one.

What you can safely check yourself

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

What affects the cost of new roof snagging

Prices always include VAT. What changes the price is:

  • Whether thermal imaging or a drone is needed
  • Extensions, dormers and garages with roofs of their own
  • Height and safe access
  • House, block, shop or office

New roof snagging starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.
