New roof snagging in Englefield: what you get

Householders book snagging after a re-roof or roof replacement and some new-build owners want their roof looked at. Whatever the roof, we inspect as far as it can safely be seen including from the loft and the roof where it’s safe. A photo report follows, ready to share with your roofer or builder. We survey flashings and valleys, loft conversions and dormers and ridges and verges, and common reasons people get in touch are loose or badly finished ridge tiles and gutters or fascias damaged during the job.

Some older homes in villages like Englefield are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you are buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Why get it checked now?

Specific, photographed snags are easier to discuss than a vague worry. It keeps things factual. Where a roof is exposed, as many are in small places like Englefield, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

When to book a survey in Englefield

Roofers do not always clear every gutter and lower roof. Broken tiles, offcuts and nails can block gutters and on extension roofs.

It is worth booking a survey if you’ve seen:

  • Untidy or loose verge details
  • Damage to other parts of the building
  • Vents that weren’t fitted or are covered
  • Flashings not properly dressed or fixed

If you let a flat or house near Theale station, a written report helps before buying a rental or paying for a new roof on one.

What to check before booking

  • How much experience they have with roofs like yours
  • What happens after the report arrives
  • Which parts of the roof they’ll actually see
  • Whether any drone flown is registered with the CAA

What a roof survey includes

What happens on the day

After the inspection, everything we found is written up as a written report with photos, emailed to you. On timing, most surveys take about one to two hours for a house; commercial roofs usually need 3–4 hours. Rural addresses near Englefield can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. We look at valleys, flashings, gutters and the underlay at the eaves.
  4. The roof space and the rest of the property are checked for problems.
  5. You get a photo report of each snag.

Preparing for the visit

  • Clear the way to the loft hatch
  • Leave side gates unlocked
  • Mention any parking restrictions on your street

DIY checks: what’s safe

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Tips from our surveys

Most of what helps is simple and safe from ground level. A few suggestions:

  • Check ceilings and the loft after heavy rain
  • Tell your roofer the work will be inspected
  • Look for debris left in gutters from the ground
  • Check before your warranty period ends

Keep the report with any warranty papers from your roofer. It’s a dated record of the roof at handover.

Agree the snagging inspection with your roofer before the job starts. Everyone then knows what to expect and leaves time for snags to be fixed.

Buying a home or a new roof in Englefield

About 3.8 miles north-east lies Mapledurham House, a reminder of how long the area around Englefield has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. For a purchase or a newly finished roof, the materials decide which details matter most.

Take an older house close to Church of St Mark: older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Do you cover Englefield?

We do. Every survey there gets the same written report with photographs.

Will you walk on the roof?

Only where it is safe to do so. We inspect whatever is safely visible: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. Anything we cannot see is noted in the report.

Can you survey a shared roof?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

How experienced are you?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.

Which parts of the roof does snagging cover?

All the parts of the roof we can see safely, including ridges, verges, valleys, flashings, vents and gutters. The roof space is looked at where there’s safe access, and we note any mess or damage left after the work.

Is snagging available for a new-build house roof?

Yes, the inspection works the same as for a re-roof. You get a photo report of any snags for you to pass to your builder.
