Local roofs and buyers in Fishbourne

Fishbourne lies within about 3 miles of the sea, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, so exposed details get a careful look whether you are buying or signing off new work. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

With Goodwood House about 3.9 miles north-east, the area around Fishbourne has a long history. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later. If you let a flat or house near Fishbourne station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. Take an older house close to Church of St Peter and St Mary: a survey will show how the roof has been repaired before, which helps you judge what’s coming.

New roof snagging in Fishbourne: what you get

The best time for snagging is before the final payment, while the roofer is still on hand. If you’ve already paid, check before any defects or warranty period runs out. That gives you time to raise any snags. Our report gives you a clear, photographed list of snags to send to your roofer before the deadline. We survey new flat roofs, replacement roofs and new-build homes, and common reasons people get in touch are underlay ending short at the eaves and poorly finished verges.

Bungalows, chalet bungalows and older cottages are common in smaller places like Fishbourne, many of them extended or given dormers over the years. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. The same goes for a purchase or a new roof around Fishbourne. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

What you get is a clear record of the new roof on the day we saw it. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Landlord and commercial surveys in Fishbourne

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time.

Fishbourne: your questions answered

How do I find out if my home in Fishbourne is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Does being near the coast affect roofs in Fishbourne?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Will you go up on the roof?

Only where it’s safe to do so. We inspect everything that’s safely in view: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. Anything we can’t see is noted in the report.

Do you use drones?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Will you deal with my roofer if there is a problem?

No. Our job is to report on the roof as we find it. Any dispute is between you and your roofer or builder and our report gives you an independent record.

What’s the best way to book?

To arrange a survey, call 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys.

What affects the cost of new roof snagging

The price reflects the time and kit the roof needs. The main factors are:

  • Whether it’s a home or a commercial building
  • Height and safe access
  • The size of the roof
  • How many separate roofs there are, such as extensions, dormers and garages

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Getting in touch

We’ll usually ask about:

  • The property’s address and postcode
  • Where water is showing inside, if it is
  • What made you get in touch
  • The type of building and roof, such as pitched or flat

Once you know what you need, ring 07833 053749 or send us an email. From there it is a case of choosing a package, agreeing the price and fixing a day.

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether the roof will leak in future
  • Areas out of view from every safe vantage point
  • Deciding who is at fault in a disagreement

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before booking. The full list of what we check.

What this survey covers

  • Flashings and valleys
  • Ridges and verges
  • New flat roofs
  • New-build homes
  • Loft conversions and dormers
  • Replacement roofs

What happens on the day

We do not take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. The survey usually takes about one to two hours at a typical home, and about three to four hours for a commercial roof. A visit to a smaller place like Fishbourne is no different on the day: we look from the ground, from windows, from the loft and from the roof where it is safe. It helps to show us anything you’ve already noticed.

  1. We ask what work was done and when it was finished.
  2. The coverings, ridges, hips and verges are checked as far as can be seen safely.
  3. Flashings, valleys, gutters and visible underlay at the eaves are looked at.
  4. The roof space is looked at where safe, along with any mess or damage left after the work.
  5. We send a report with photos of each snag.

Before we arrive

  • Leave a clear route to the loft
  • Find any records of previous roof work
  • For a flat or shared roof, check access with the freeholder or managing agent

Advice

How the survey changes by roof type

Valleys

Offcuts in a valley can hold water. Leftover debris is recorded.

Underlay and ventilation

We look in the roof space, where there is safe access, at the underlay and ventilation.

Useful tips for Fishbourne property owners

Nothing here needs a ladder. A few suggestions:

  • Check ceilings and the loft after heavy rain
  • Keep the contract and invoices together
  • Check before your warranty period ends
  • Look for debris left in gutters from the ground

After the snags are sorted, watch the roof in the next heavy rain. If anything shows, tell your roofer straight away.

Note the end date of any defects or warranty period. Book a check well before it so snags can be raised.
