New Roof Snagging in Gustard Wood
A careful look at the new roof at your property in Gustard Wood, and put it all in a written report with photos.
- Broken coverings left on a new roof
- Flashings not properly dressed or fixed
- Vents that weren’t fitted or are covered
New roof snagging in Gustard Wood
Roof work frequently leaves debris behind. Offcuts, broken tiles and debris left in gutters or on lower roofs are noted along with any damage to other parts of the property. It is all recorded with photos. Gutters full of offcuts can overflow in the next heavy rain and damage to lower roofs can let water through. Finding these early makes them easier to raise. If you’re worried about ridge and hip tiles not properly fixed and signs of condensation in the roof space, we can find out what’s behind it.
Some older homes in villages like Gustard Wood are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Getting in touch
Here’s what helps us most when you get in touch:
- Pictures of the roof from a safe spot, if you have them
- Where water is showing inside, if it is
- The kind of building and roof involved
- Why you want a survey: buying, a leak, a storm or new work
To arrange a survey, ring 07833 053749 or drop us an email and tell us the address and what’s prompted the survey. You will know the price before anything is booked.
How it works
We work from the outside in: outside views come first, then the roof space if there is safe access. In total, it takes between one and two hours for a house, or half a day or so for a commercial building. In a small place like Gustard Wood, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- First, you tell us what the roofer did and any concerns you have.
- The new coverings, ridge, hips and verges are inspected where it is safe to see them.
- We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
- Where it’s safe, we check the loft, then look for debris or damage left behind.
- We send a report with photos of each snag.
Getting ready for the survey
- Gather any invoices or paperwork from past roof work
- Clear the way to the loft hatch
- For a flat or shared roof, check access with the freeholder or managing agent
Book a survey
Most bookings start with a short call: phone 07833 053749 or use the contact form, and we will ask about the building and what you need. You will have a price before anything is arranged.
Advice
Leave it or get it looked at?
A clear list of snags makes the conversation with your roofer easier. It keeps things factual. Older cottages and farmhouses around Gustard Wood can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.
Every price we give includes VAT, and the written report is part of the package. New roof snagging starts from £150, including VAT. Size, height and access decide where your roof falls.

Rented homes, blocks and businesses
We survey roofs for letting agents and landlords as well as homeowners. The report gives you a dated record of the new roof, with photos, useful for planning maintenance.
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.
Can I check my roof myself?
It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book, as it helps us focus the survey.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.
Gustard Wood homes and their roofs
Shaw's Corner, about 1.2 miles north-east, is one of the historic houses in the wider area around Gustard Wood. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.
If you live in an older home near St Peter, older patch repairs can hide behind a tidy front slope, and the survey looks past them. Landlords with a home close to Harpenden station may find that a written report helps before buying a rental or paying for a new roof on one.

Gustard Wood: your questions answered
Do you carry out roof surveys in Gustard Wood?
Yes. Our area covers London and the South East, and Gustard Wood is part of that. Just phone 07833 053749 or email us and tell us about the property, and we will talk through which survey suits.
Does a conservation area affect roof work in Gustard Wood?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access as you book.
How much is new roof snagging?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. For a price for your roof, call 07833 053749 or drop us an email.
Will you go up on the roof?
Not unless it is safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Mention it when you contact us and we’ll explain what’s needed.
Can you inspect my roof with a drone?
Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Practical tips
Most of what helps is simple and safe from ground level. A few suggestions:
- File all paperwork for the new roof
- Watch for drips in the loft space with care
- Look for debris left in gutters from the ground
- Look for marks or cracks left by the work
The report gives your roofer a clear list to work through. If there is a dispute, it’s between you and your roofer or builder; we report on what we see.
Keep an eye on the roof and ceilings in the first months. Early signs are easier to raise while the work is recent.
