Practical tips
A few practical points come up again and again on our surveys. They apply to most roofs:
- Put any issues to your roofer in writing
- Check ceilings and the loft after heavy rain
- Note the end of any warranty or defects period
- Keep the contract and invoices together
You receive a written report with photographs of each snag and recommendations, prioritised by urgency where relevant. You can send it straight to your roofer.
Keep the final payment until the roof has been checked, where your contract allows. It keeps the job open until it is right.
New roof snagging for homes and businesses in Hadham Ford
A snag is a fault or unfinished detail left when work is done. Roof snags often show at ridges, verges, valleys and flashings, where the detailing is hardest. We inspect as far as can safely be seen and photograph each snag. Loose ridges, untidy verges, badly dressed flashings and leftover debris are typical snags. Typical surveys look at broken coverings left on a new roof and cracked lower roofs or marked walls after the work, across new flat roofs, new-build homes and loft conversions and dormers.
Somewhere as small as Hadham Ford, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

What else we do in Hadham Ford
Roof by roof
Valleys
A valley takes water from two slopes, so it needs to be finished well. We check the valley lining and the cut tiles or slates beside it.
Clay and concrete tiles
Tiled roofs often have snags at the verges and eaves. They get close attention.
DIY checks: what’s safe
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.
Local roofs and buyers in Hadham Ford
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. The wider area around Hadham Ford has a long history of building, with Much Hadham Palace about 1.4 miles south. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
For an older house near a landmark like Parish Church of St Cecilia, the roof may have had decades of patch repairs, and the survey shows where they are.

Questions from Hadham Ford
Do you cover smaller places like Hadham Ford?
We do. A small place gets exactly the same survey as a big one.
Is Hadham Ford in the area you cover?
Yes. Our area covers London and the South East, and Hadham Ford is part of that. You can phone 07833 053749 or email us with the address and some details.
Will you go up on the roof?
Only where it is safe to do so. We inspect what can safely be seen: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.
Does the weather affect the survey?
Light rain does not typically stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather isn’t suitable.
Are you insured?
We hold professional indemnity and public liability insurance, for every survey we carry out.
How experienced are you?
More than 5,000 surveys over 20+ years.
Can you survey at the weekend?
Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.
What we cannot see
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Deciding who is at fault in a disagreement
- A promise that the roof won’t leak
- Pricing the remedial work
If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and doesn’t.
What this survey covers
- New-build homes
- Flashings and valleys
- Ridges and verges
- New flat roofs
- Replacement roofs
- Loft conversions and dormers
The survey, step by step
We do not take risks to get a closer look. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. Most visits take between one and two hours for a typical new house roof, longer where the roof is large or complicated. Older roofs in small places like Hadham Ford can have low, tight loft spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We start with what the roofer did and when they finished.
- We check the coverings, ridges, hips and verges from safe vantage points.
- We look at valleys, flashings, gutters and the underlay at the eaves.
- We check the loft where safe and look for debris or damage.
- You get a photo report of each snag.
Before we arrive
- Buyers: confirm access with the estate agent or seller
- Keep pets in another room
- Show us where any leaks or stains appear
How to book

Advice
When to book a survey in Hadham Ford
Vents can be left out, or insulation pushed against the eaves. Poor ventilation can lead to condensation in the loft.
People usually book a survey when they’ve noticed one of these:
- Flashings not properly dressed or fixed
- Broken coverings left on a new roof
- Underlay at the eaves left exposed
- Missing or blocked roof ventilation
Landlords with a home close to Bishops Stortford station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
Choosing a roof surveyor
- Their drone registration, if they fly one
- Will they check the loft as well as the outside?
- Whether VAT is added on top
- When you will get the report
