- Fixings and underlay hidden under the coverings

How new roof snagging works in Iping
Our snagging inspections cover Iping and the rest of London and the South East. Time on site normally takes roughly 1–2 hours for most homes, depending on how much new work there is to check. Everything visible from safe vantage points is checked, and by drone where it is applicable. You then get a photo-illustrated written report. Visits can be on weekdays, Saturdays or Sundays. We survey new-build homes, flashings and valleys and loft conversions and dormers, and people most often book us about offcuts and broken tiles left behind and flashings not properly dressed or fixed.
Somewhere as small as Iping, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you’re buying or have just had a roof replaced, each material has its own checks. What’s under the coverings, from old felt to the battens and nails, matters too.
Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Tips that help
Getting the most from new roof snagging starts before we arrive and carries on afterwards. Some tips:
- Note the end of any warranty or defects period
- Check lower roofs and walls after scaffolding comes down
- Check that gutters weren’t left full of offcuts
- Agree snagging with your roofer at the start
How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. If a payment is due soon, choose the package that fits.
Watch for leaks, damp or loose pieces in the first months. It’s simpler to raise problems soon after the job.
What you can safely check yourself
It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
The survey, step by step
Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit typically takes between one and two hours at a typical home, and longer for a large or complex roof. Older roofs in small places like Iping can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.
- First, we note any deadlines and concerns.
- We inspect as far as safe access allows.
- Each detail at ridges, verges, valleys and flashings is looked at.
- Debris and damage to other parts are recorded.
- We send a written report you can pass on.
Preparing for the visit
- Jot down any questions you want answered
- Tell us about any leaks, stains or damp patches you know of
- If you’re buying, let the agent know when we’re coming

Questions from Iping
Is my home in Iping listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Do you cover smaller places like Iping?
Yes, Iping is on our map. A small place gets exactly the same survey as a big one.
Will you fly a drone over my roof?
Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Is snagging available for a new-build house roof?
Yes, new-build roofs are checked in the same way as replacement roofs. You get a photo report of any snags to raise with the builder.
How soon after the work should I book a snagging inspection?
As soon as the work is finished, and before the final payment if you can. That leaves time to raise anything we find.
How experienced are you?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.
What’s the price of a snagging inspection?
Prices start from £150, including VAT. The price depends on the size of the roof and the access. For a price, ring 07833 053749 or email us.
What happens if roof problems are left?
A minor snag left alone can turn into a leak. Loose details can let water through in the first heavy storms. Spotting them early gives the roofer a chance to put them right. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 inc. VAT. We will tell you which package suits the questions you have.

New roof snagging in Iping: local notes
Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. Cowdray House, about 2.5 miles east, is one of the historic houses in the wider area around Iping. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
If you let a flat or house near Liphook station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. For an older house near a landmark such as Church of St Mary, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
