Useful tips for Ley Green property owners

Nothing here needs a ladder. Our suggestions:

  • Check the roof before you pay in full
  • Keep warranty papers safe
  • Look for new stains after a downpour
  • Tell your roofer the work will be inspected

How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. If a payment is due soon, choose the package that fits.

Note the end date of any defects or warranty period. Book a check well before it so there’s time to raise anything.

How new roof snagging works in Ley Green

The best time for snagging is before the final payment, while the roofer is still on hand. If you’ve already paid, check before any defects or warranty period runs out. That gives you time to raise any snags. Our report gives you a clear, photographed list of snags to send to your roofer before the deadline. If you’ve noticed missing or blocked roof ventilation and loose or badly finished ridge tiles, we can find out what’s behind it, on new-build homes, ridges and verges and replacement roofs alike.

Being in a small place like Ley Green makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked seven days a week.

The report works through the roof section by section, from the coverings down to the gutters. It records what’s sound as well as what isn’t.

Why get it checked now?

A minor snag left alone can turn into a leak. A slipped verge tile or a loose flashing may let water through during the first winter. Spotting them early gives the roofer a chance to put them right. In a place like Ley Green, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

For landlords and managing agents

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Common questions in Ley Green

Is my home in Ley Green listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Ley Green in the area you cover?

Yes. We survey roofs across London and South East England, and Ley Green is part of that. You can phone 07833 053749 or use the contact form with the address and some details.

Will you walk on the roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the loft space and a drone where applicable.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Is snagging available for a new-build house roof?

Yes, the inspection works the same as for a re-roof. The report lists snags with photos for you to pass to your builder.

What’s the price of a snagging inspection?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Just phone 07833 053749 or use the contact form for a price.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.

How it works

Every roof is different, but as a rough guide the survey takes about one to two hours for a house, and longer for a large or complex roof. You are welcome to ask questions while we’re there. Older roofs in small places like Ley Green can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You let us know what work was done and when.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. Valleys, flashings, gutters and visible underlay at the eaves are checked.
  4. We check the loft where safe and look for debris or damage.
  5. You get a photo report of each snag.

Before the survey

  • Move anything stored under the loft hatch
  • Have keys ready for side gates, garages or roof access doors
  • Keep pets inside or away from the areas we’re looking at

How to book

Getting a price is simple: just phone 07833 053749 or drop us an email, let us know about the property and we’ll explain which survey suits. The price is agreed up front.

Advice

Signs you need new roof snagging in Ley Green

A roof is hard for most owners to see properly. Without an independent check, you are relying on what can be seen from ground level and you may be asked to pay anyway.

Typical things we are asked to look at include:

  • Missing or blocked roof ventilation
  • Ridge and hip tiles not properly fixed
  • Gaps at new flashings
  • Offcuts and broken tiles left behind

If you own a rental within reach of Hitchin station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Before booking anyone

  • Whether the loft is part of the inspection
  • Whether they hold professional indemnity and public liability insurance
  • What follow-up you get after the report

What a good roof survey covers

What you can safely check yourself

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

Buying a home or a new roof in Ley Green

Knebworth House, about 4.9 miles south-east, is one of the historic houses in the wider area around Ley Green. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

If you live in an older home near Church of St Mary, the roof may have had decades of patch repairs, and the survey shows where they are.
