About our new roof snagging in Lullington

Our inspection covers the slates or tiles, ridges, verges, hips and valleys, along with the flashings and ventilation. We check the underlay at the eaves where it is visible as well as the gutters. The report sets out what we found with photographs. Any debris left behind or damage to other parts is recorded too. We survey replacement roofs, new flat roofs and flashings and valleys, and people most often book us about underlay at the eaves left exposed and poorly finished verges.

In a village or hamlet like Lullington, homes are frequently older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that’s said too.

How it works

Once we’ve finished looking, we write up our findings in a report with photographs. As for time on site, most surveys take about one to two hours for a house, with bigger or more complicated roofs taking longer. For a village or hamlet like Lullington, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We start by finding out what was replaced and what worries you.
  2. We look at the tiles or slates, ridges, hips and verges from safe vantage points.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
  4. Where it is safe, we check the loft, then look for debris or damage left behind.
  5. We send a photo-illustrated written report of each snag.

Before we arrive

  • Leave a clear route to the loft
  • Check we can get to the back of the property
  • Let us know about parking before the day

Advice

Signs you need new roof snagging in Lullington

Even good roofers can leave snags at the end of a job. Fiddly details are frequently where things go wrong particularly in poor weather.

A survey makes sense if you’ve noticed:

  • Cracked mortar at the ridge or hips
  • Broken coverings left on a new roof
  • Gutters blocked by building debris
  • Gaps at new flashings

If you live in an older home near Church of St. Andrew, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

Choosing a roof surveyor

  • Which viewpoints they use to see the roof
  • Whether any drone flown is registered with the CAA
  • Their insurance cover
  • Whether the roof space is looked at, where there is one

What a roof survey includes

Why it is worth a survey now in Lullington

A clear list of snags makes the conversation with your roofer easier. It keeps the focus on what can be seen. Where a roof is exposed, as many are in small places like Lullington, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

What new roof snagging looks like in Lullington

Lullington lies within about 3 miles of the sea, so there’s more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, which is worth knowing before you buy or pay for new work. About 0.3 miles north-west lies Alfriston Clergy House, a reminder of how long the area around Lullington has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

If you own a rental within reach of Berwick (Sussex) station, a written report helps before buying a rental or paying for a new roof on one.

Tips from our surveys

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Diary the defects period end date
  • Arrange the inspection before settling the final bill
  • Walk round the house to look for knock-on damage
  • Check ceilings and the loft after heavy rain

Once the snags have been dealt with, keep the report with your roof paperwork. It records the roof’s condition at that point.

Put the warranty or defects period end date in your diary. Arrange an inspection in good time so snags can be raised.

Your questions about new roof snagging in Lullington

Is my home in Lullington listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is the coastal weather around Lullington hard on roofs?

Often, yes. Within about 3 miles of the sea, as Lullington is, metal fixings wear faster and gales find any loose ridge or slate.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.

What’s the best way to book?

To arrange a survey, phone 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

Do you check new-build roofs?

Yes. We inspect the roof as far as it can safely be seen and photograph what we find. It’s worth booking before your builder’s defects period ends.

How much time does a snagging visit need?

A visit normally takes about 1–2 hours for a house, and longer for a large or complex roof. We’ll give you an idea when booking.

What’s the price of a snagging inspection?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Just call 07833 053749 or send us an email for a price.

Honest limits

A survey is a proper look at the new roof, but it cannot do everything. Its limits include:

  • Nails and clips under the slates or tiles
  • How the roof will perform for years to come
  • Areas out of view from every safe vantage point

If in doubt, call 07833 053749 or use the contact form and we’ll recommend the right survey before you book. The full list of what we check.

What we look at

  • Replacement roofs
  • Ridges and verges
  • New flat roofs
  • New-build homes
  • Loft conversions and dormers
  • Flashings and valleys

Checking the roof from ground level

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
