Signs you need new roof snagging in Newick

A roof is hard for most owners to see properly. From the pavement, many faults are invisible before you pay.

These are some of the problems a survey can pick up:

  • Cracked or slipped new tiles or slates
  • Loose flashings at walls or chimneys
  • Damage to other parts of the building
  • Ridge and hip tiles not properly fixed

Take an older house close to Zion Chapel: a survey will show how the roof has been repaired before, which helps you judge what’s coming.

About our new roof snagging in Newick

Replacing a roof costs a lot, so it makes sense to check the work before you pay the final bill. Our new roof snagging inspection looks for faults and unfinished work on the roof and around the property. The findings go into a written report with photos to share with your roofer. We’re independent of the roofer who did the job. Common reasons to book are gutters blocked by building debris and tiles or slates sitting out of line, on ridges and verges, new-build homes and flashings and valleys.

Some older homes in villages like Newick are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

New roof snagging around Newick

England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. For a purchase or a newly finished roof, the materials decide which details matter most.

If you let a flat or house near Uckfield station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Newick: your questions answered

Will you come out to Newick?

We do. Villages and rural addresses get the same survey as a town house.

How do I find out if my home in Newick is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

What do you check on a new roof?

Everything we can see safely, from the ridge and verges down to the eaves and gutters. We look in the loft where it is safe and check for damage left by the job.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Do you survey on Saturdays and Sundays?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning. Let us know about it when booking and we’ll plan the survey around it.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What we do, step by step

We check the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. In a hamlet or village like Newick, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We ask what work was done and when it was finished.
  2. The coverings, ridges, hips and verges are checked as far as can be seen safely.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it is visible.
  4. We look in the loft space, where there’s safe access, and around the property for debris or damage.
  5. You get a photo report listing the snags we found.

Preparing for the visit

Advice

What this survey cannot tell you

To be straight with you, there are limits to any roof survey:

  • Estimates of what fixes will cost
  • Deciding who is at fault in a disagreement
  • Parts of the roof we cannot see safely

If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey. What a survey covers and doesn’t.

What we check

  • Replacement roofs
  • New flat roofs
  • Loft conversions and dormers
  • Flashings and valleys
  • New-build homes
  • Ridges and verges

Roof by roof

Ridges, hips and verges

Ridges, hips and verges take the most weather. We check mortar, dry-fix systems and fixings where they can be seen.

Flashings

Loose or badly dressed flashings are a common snag. We photograph any we find.

Why get it checked now?

Raising snags before the final payment is usually simpler. After the final payment, getting them back can take longer. Our report lists what to raise. In a small place like Newick, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Checking the roof from the ground

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
