Independent new roof snagging in Olney

New roof snagging in Olney: what you get

Replacing a roof costs a lot, so it’s worth having it checked before the final payment. We look for snags, faults and anything left unfinished on the roof and around the property. The findings go into a written report with photos that you can pass to your roofer. It is an independent check, separate from the roofer who did the work. Typical surveys look at underlay at the eaves left exposed and missing or blocked roof ventilation, across flashings and valleys, new flat roofs and loft conversions and dormers.

Smaller places like Olney frequently have bungalows and cottages as well as houses, and many have been extended or had dormers added. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. That applies whether you’re buying in Olney or checking a new roof there. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What happens on the day

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. Most visits take roughly 1–2 hours for most houses, though large, tall or awkward roofs take more time. For a survey in Olney, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. Let us know about any garages, outbuildings or extensions you want included.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can safely be seen.
  3. Valleys, flashings, gutters and visible underlay at the eaves are looked at.
  4. We check the loft where safe and look for debris or damage.
  5. You get a photo report of each snag.

Honest limits

No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:

  • How the roof will perform for years to come
  • Deciding who is at fault in a disagreement
  • Estimates of what fixes will cost

Olney questions

Does a conservation area affect roof work in Olney?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is Olney within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

What does a new roof inspection include?

Coverings, ridges, verges, hips, valleys and flashings are all checked plus gutters, ventilation and visible underlay at the eaves. We also look for debris left behind and damage to other parts.

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you when you book.

Can you settle a dispute with my builder?

No, we report on the roof and do not take sides. Any dispute stays between you and your roofer or builder, and you may want legal advice for that.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Can you survey in bad weather?

A survey can normally go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we’ll arrange another day with you.

Common roof problems in Olney

Many people book because something does not look right. Others want an independent check as a matter of course before the job is closed.

A survey can pick up problems such as:

  • Offcuts and broken tiles left behind
  • Missing or blocked roof ventilation
  • Loose flashings at walls or chimneys
  • Underlay ending short at the eaves

If your home is one of the older ones in the streets near Church of Saints Peter and Paul, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

What to check before booking

  • Is VAT included in the price?
  • Whether any drone flown is registered with the CAA
  • What experience they bring
  • What’s outside the scope of the survey

What a good roof survey covers

What we look for on each type of roof

Underlay and ventilation

Roof ventilation reduces the risk of condensation. We check for vents where they’ve been fitted.

Flashings

Flashings close the gap where the roof meets walls and stacks. We check how they’re dressed, fixed and pointed.

Tips from our surveys

A little preparation and a few simple habits help. Our tips:

  • Book snagging before the final payment
  • Tell your roofer the work will be inspected
  • Look for debris left in gutters from the ground
  • Look for new stains after a downpour

Report times depend on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. That’s worth bearing in mind if a payment date is close.

Don’t settle the final bill until the roof has been inspected, where your contract allows. It gives the roofer a reason to finish everything.

New roof snagging in Olney: local notes

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. About 3.7 miles east lies Turvey Abbey, a reminder of how long the area around Olney has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

What affects the price in Olney

All our prices include VAT. The things that change the price are:

  • The size of the roof
  • If the survey needs thermal imaging or a drone
  • Height and safe access
  • The shape of the roof and its details

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

Getting in touch

A little information up front helps. It helps to include:

  • The reason for the survey, such as buying, a leak or storm damage
  • Dates you’re working to, such as exchange
  • Whether there is a loft hatch, a shared roof or tricky access
  • Pictures from the garden or a window, if you have them

Unsure which package suits your roof? The easiest way is to call 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We will explain the options and the price.
