How new roof snagging works in Partridge Green

Our snagging inspections cover Partridge Green and the rest of London and the South East. Time on site normally takes roughly 1–2 hours for a typical new house roof, longer where the roof is large or complicated. We inspect as far as it is safe to see, and by drone where it’s applicable. You then get a written report with photos. Visits can be on weekdays, Saturdays or Sundays. If you’re worried about signs of condensation in the roof space and cracked mortar at the ridge or hips, we can find out what’s behind it.

In a village or hamlet like Partridge Green, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the new roof, any defects and our written recommendations.

Checking the roof from ground level

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

What we can’t see

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • What’s under the new coverings
  • Details hidden from sight
  • Estimates of what fixes will cost

If in doubt, ring 07833 053749 or email us and we will recommend the right survey before you book. What a survey covers and doesn’t.

Roof types and parts we check

  • New flat roofs
  • New-build homes
  • Flashings and valleys
  • Replacement roofs
  • Ridges and verges
  • Loft conversions and dormers

Do you need new roof snagging in Partridge Green?

Roofers don’t always clear every gutter and lower roof. Offcuts and broken pieces often end up in the gutters and on extension roofs.

These are some of the problems a survey can pick up:

  • Broken coverings left on a new roof
  • Gutters or fascias damaged during the job
  • Untidy or loose verge details
  • Flashings not properly dressed or fixed

If you own one of the older houses in the streets near St Michael and All Angels Church, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Before you book anyone

  • What exactly goes into their report
  • Whether the inside of the roof is included
  • Whether the price includes VAT

Local roofs and buyers in Partridge Green

Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings. For a purchase or a newly finished roof, the materials decide which details matter most.

Whatever the street in Partridge Green, a roof costs least to look after when faults are caught early.

Leave it or get it looked at?

Leaving debris in gutters can cause overflows and send water down the walls. Finding it now is simpler than tracing damp later. In a place like Partridge Green, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Prices quoted always include VAT, and the report isn’t charged as an extra. New roof snagging starts from £150, including VAT. Size, height and access decide where your roof falls.

How it works

Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes an hour or two for most houses, while a commercial roof takes nearer three to four hours. Cottages and farmhouses around Partridge Green often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We ask what work was done and when it was finished.
  2. The coverings, ridges, hips and verges are checked as far as can safely be seen.
  3. Flashings, valleys, gutters and visible underlay at the eaves are looked at.
  4. The roof space is checked where safe, along with any mess or damage left after the work.
  5. We send a written report with photos of each snag.

Before the survey

Advice

Questions from Partridge Green

Is Partridge Green in the area you cover?

Yes. We work right across London and the South East, and Partridge Green is part of that. You can ring 07833 053749 or email us with the address and a few details, and we’ll talk through which survey suits.

Is my home in Partridge Green listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you use drones?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Can you inspect the roof on a new-build home?

Yes. We inspect the roof as far as it can safely be seen and photograph what we find. It’s worth booking before your builder’s defects period ends.

What do you check on a new roof?

Coverings, ridges, verges, hips, valleys and flashings are all checked plus gutters, ventilation and visible underlay at the eaves. We look for leftover debris and knock-on damage too.

Can you see the fixings under the tiles?

No. We inspect what can be seen without opening up the roof, so fixings under the coverings can’t be checked. We note what couldn’t be seen.

Can you tell me if my roof has asbestos?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.
