Gutter surveys for homes and businesses in Partridge Green

Gutters have to slope gently towards the outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing where the gutter dips. We check the line of each run as far as we can see it, along with the brackets and downpipe fixings. You get written recommendations, prioritised by urgency where relevant. If you’ve noticed overflowing valley or parapet gutters and hoppers and outlets full of debris, a survey will tell you what’s going on.

Somewhere as small as Partridge Green, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.

Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the gutter, any defects and our written recommendations.

Checking the roof from ground level

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What we’re asked to look at in Partridge Green

Moss grows on many tiled and slate roofs, and rain washes it down into the gutters. Mixed with grit from the roof, it settles as silt that slows the flow and gives plants somewhere to grow.

A survey makes sense if you’ve noticed:

  • Valley or box gutters that overflow inside
  • Soffits marked by water
  • Cracked or loose downpipes
  • Dripping or leaking gutter joints

Anyone responsible for a site like Jolesfield CofE Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

What to check before booking

  • How long they’ve been surveying roofs
  • Will they check the loft as well as the outside?
  • When you will get the report
  • Whether the price includes VAT

What’s in a roof survey

How it works

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take about one to two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Cottages and farmhouses around Partridge Green often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. We look at hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. A photo-illustrated written report and recommendations follows.

Preparing for the visit

  • Unlock side gates and any roof access doors
  • Have any paperwork from past roof work to hand

Different roofs, different checks

Lead-lined valley and parapet gutters

Some older roofs have a central valley running to the back, and a blockage there can overflow inside. We check it where it’s safe to see.

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. Kept painted, they can last a long time, but rust where the paint fails.

Why act early in Partridge Green

A written report gives you a dated record of the gutters’ condition, which helps when you plan work or brief a contractor. Without it, you’re relying on what can be seen from the pavement. Older cottages and farmhouses around Partridge Green can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

Gutter surveys around Partridge Green

In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

The streets around a church such as St Michael and All Angels Church are frequently among the oldest in a place, and if your house is among the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

Partridge Green is about 7 miles south of Horsham, in West Sussex. If you’re in Partridge Green, booking works exactly as it does anywhere else: a call or an email, a price, then a date. For landlords and managing agents

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we will plan the visit with that in mind.

Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.

Common questions in Partridge Green

Will you come out to Partridge Green?

Yes. Partridge Green is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

Is Partridge Green in the area you cover?

Yes, Partridge Green is one of the places we work. The survey and report are the same in Partridge Green as anywhere else.

What’s the best way to book?

Just phone 07833 053749 or email us. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

Do you climb onto every roof?

Only when it is safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed.

Does the season matter for a gutter survey?

You can book at any time of year. Before the wetter months gives you time to plan any work, and a wet spell can show where gutters overflow.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.
