Gutter survey in Whitehall: what you get

Eaves gutters at the front of a building are easy to spot but plenty of gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We inspect them as far as it’s safe to see them, from ground level, from windows, from the loft space and from the roof where it is safe. Hidden gutters are a common source of leaks inside. Common reasons to book are cracked or loose downpipes and soffits marked by water, on fascias and soffits, downpipes and outlets and hoppers.

Somewhere as small as Whitehall, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Nothing in the report is left vague: where something needs attention, it says so plainly.

Your questions about gutter surveys in Whitehall

Does a conservation area affect roof work in Whitehall?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

I let a flat near Billingshurst station. Can you check the roof?

Yes, landlords and agents book with us as well as owners. Just phone 07833 053749 or use the contact form and tell us about the building, including who will give access on the day.

Will you walk on the roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

How long does a gutter survey take?

A visit usually takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. We’ll give you an idea as you book.

Will you photograph what you find?

Yes, plenty. Pictures sit next to the findings they show, so you can see what we mean.

Will you look at parapet and box gutters as well?

Yes, where it’s safe to see them. We use the ground, windows, the loft space and the roof where it is safe and a drone where it applies.

Surveys for landlords and agents in Whitehall

We survey roofs for landlords and agents as well as homeowners. A report with photos gives you a clear record of the gutter.

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or email us with the addresses.

What this survey can’t tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Underground drains, which need a CCTV drain survey
  • Blockages deep inside downpipes
  • Damage hidden inside walls or behind boards

If in doubt, ring 07833 053749 or send us an email and we will point you to the right survey before booking. What a survey covers and does not.

Gutter surveys in Whitehall: local notes

Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

For landlords with property near Billingshurst station, the gap between tenancies is a good time to have the roof looked at. If you look after a building such as Shipley CofE Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Take an older house close to The Church of St Mary the Virgin: its chimney, valleys and lead work are likely to be the parts that need attention first.

Why get it checked now?

Small gutter faults rarely fix themselves. Each heavy rain puts more water where it shouldn’t be on the walls, the fascias and sometimes the rooms inside. A survey now tells you what needs doing and how urgent it is. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

The survey, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a hamlet or village like Whitehall, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. The loft space is checked for water marks if it is safe to get into.
  5. You get a written report with photos and recommendations.

Getting ready for the survey

How the survey changes by roof type

Fascias and soffits

Some older soffits may contain asbestos. We flag any that could be for a specialist asbestos surveyor to check.

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. A split lining can leak straight into the building.

What a survey costs

Several things affect the price of a survey:

  • Chimneys, valleys, parapets and other details
  • The roof’s overall size
  • Extra roofs, like extensions, dormers or garages
  • The type of building, from a house to a block or an office

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Getting in touch

A little information up front helps. It is useful to include:

  • The kind of building and roof involved
  • Why you want a survey: buying, a leak, a storm or new work
  • Dates you are working to, like exchange
  • Your postcode, so we can check access and travel

Our phone lines are open seven days a week. For a price or to book, call 07833 053749 or use the contact form.
