Gutter surveys for Shipley homes and businesses

What we look for on each type of roof

Box and secret gutters

Secret gutters are hidden under the edge of the roof covering, so they’re easy to forget. We look at what’s visible and note what is not.

Plastic (uPVC) gutters

Plastic rainwater systems are common on homes of many ages. Their joints can leak as the seals wear, and brackets can sag under load.

Gutter survey in Shipley: what you get

Leaves, moss and silt are the usual reasons gutters block. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether overflows are working. Photos show each problem clearly. Blocked gutters are easy to put off, but they rarely get better. If you’re worried about leaks at the gutter joints and overflowing valley or parapet gutters, a survey will tell you what’s going on, whatever the roof.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Where we cannot see part of the gutter, the report says so. That way, it’s clear what was covered and what wasn’t.

Local roofs in Shipley

Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.

If you live in an older home near The Church of St Mary the Virgin, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Anyone responsible for a site like Shipley CofE Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Shipley is about 6 miles south of Horsham, in West Sussex. Anywhere in Shipley, we can come and survey your property. We cover towns and villages across West Sussex, large and small. You can also see our page for Crawley.

FAQs for Shipley

Do you cover smaller places like Shipley?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How do I find out if my home in Shipley is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you carry professional indemnity insurance?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when you book.

Can you tell me if my old gutters contain asbestos?

No, that needs a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so you can arrange that check.

Do you survey underground drains?

No, CCTV drain work is not part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

Can the survey be at a weekend?

Yes, weekend visits are possible as well as weekdays. Just call 07833 053749 or send us an email to arrange it.

Leave it or get it looked at?

Our report is a dated record of what we found, useful when you are planning maintenance or getting work priced. Without it, you’re relying on what can be seen from the pavement. Older cottages and farmhouses around Shipley can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

Prices start from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and which survey you book.

Should I look at the roof myself first?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

What you can’t do safely is get up close. Roofs are fragile and slippery. That is where a survey comes in.

When to book a survey in Shipley

Overflowing gutters in a downpour are a common reason to book. Others spot damp patches, ceiling stains or green marks on the walls. The survey helps pin down the source before more damage is done.

A survey can pick up problems such as:

  • Gutters overflowing in heavy rain
  • Water backing up from a hidden gutter
  • Rotten fascias or stained soffits
  • Brackets that have dropped or snapped

For landlords with property near Billingshurst station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Before booking anyone

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • What insurance they carry
  • How soon the report will arrive
  • Whether the roof space is looked at, where there is one

What’s in a roof survey

How it works

We’ll ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Around Shipley, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. We look in the roof space, where there’s safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

Before and after the survey

You don’t need to be a roofer to help. Here’s what helps most:

  • Check that downpipes are firmly fixed to the wall
  • Watch for green marks down the brickwork
  • Ask for valleys and parapet gutters to be cleared too
  • Watch ceilings under valley gutters for fresh marks

After any work is done, watch the gutters in the next heavy rain. Water should run to the outlets and away without spilling over, and if it doesn’t, raise it with whoever did the job.

Do not forget valley, parapet and box gutters. They block in the same way as the gutters you can see but you can’t check them from the street, so make sure they’re included in any clearing work.
