Gutter survey in Littleworth

Gutters are typically fixed to fascia boards, so fascias and soffits are part of the survey. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We don’t test for asbestos, but we flag anything that could contain it. If you’ve noticed valley or box gutters that overflow inside and leaks at the gutter joints, a survey will tell you what’s going on.

In a village or hamlet like Littleworth, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can safely be seen, and thatch is a specialist material. On older roofs, it is normally the chimneys and lead flashings that need work first.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we look for on each type of roof

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. They last well when painted but corrode once the paint wears off.

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley, so they’re easy to forget. We check what’s visible and note what isn’t.

Before and after the survey

Nothing here needs a ladder. Our suggestions:

  • Look for new stains on ceilings below valleys after rain
  • Keep climbers away from the eaves
  • Look for downpipes coming loose
  • Don’t climb a ladder to look in the gutters

After any work is done, watch the gutters in the next heavy rain. Water should run to the outlets and away without spilling over. If it doesn’t, tell whoever did the work.

Have your gutters cleared at least once a year, and more often if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.

Your questions about gutter surveys in Littleworth

Is Littleworth within the area you cover?

Yes, Littleworth is covered. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Is my home in Littleworth listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do you survey underground drains?

No, CCTV drain work is not part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

Do you take photos of the roof?

Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.

Do you climb onto every roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where it applies.

What’s the best way to book?

Just ring 07833 053749 or email us. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

How much time does the visit need?

It normally takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. You will know roughly how long when we arrange the visit.

Gutter surveys in Littleworth: local notes

England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

The streets around a church like St Michael and All Angels Church are often among the oldest in a place, and if yours is one of the older homes nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Littleworth is about 7 miles south of Horsham, in West Sussex. We visit Littleworth as part of our work across West Sussex, for homes and businesses alike. Littleworth is one of the towns and villages in West Sussex we cover. We also survey roofs in Crawley.

Gutter surveys in RH13 work the same way as everywhere else we cover. We also cover Partridge Green (1 mile south), West Grinstead (1 mile north-west), Dial Post (2 miles west), Ashurst (3 miles south) and Shipley (3 miles west). How it works

The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. All told, expect about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere like Littleworth needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. The loft space is checked for water marks if it is safe to get into.
  5. We send a written report with photos and clear recommendations.

Before we arrive

  • Leave a clear route to the loft
  • For flats, check roof access has been agreed
  • Let us know about any leaks, stains or damp patches you know of

When you need someone else

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Parts of gutters that cannot be seen safely
  • Damage hidden inside walls or behind boards

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and doesn’t.

  • Any stains, drips or damp patches you’ve seen indoors
  • Your postcode, so we can check access and travel

Common roof problems in Littleworth

Gutter brackets work loose or corrode with age. A gutter full of wet debris is heavy and the extra load drags the gutter down. Lose the fall and water gathers in the dip, then overflows.

Here are some of the things we see often:

  • Downpipes that are split or coming away
  • Gutters full of debris and silt
  • Water backing up from a hidden gutter
  • Water spilling over the gutter edge

Anyone responsible for a site like Jolesfield CofE Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.
