Gutter surveys for homes and businesses in Dial Post

Damp patches on inside walls, stains below a valley or water running down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from whatever is safely visible. If the evidence points elsewhere, such as a flashing or the roof covering, we’ll say so, with a suggested next step. If you are worried about gutters overflowing in heavy rain and sagging gutters and loose brackets, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Dial Post, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can safely be seen, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Before and after the survey

You don’t need to be a roofer to help. Here’s what helps most:

  • Check for spilling water in a downpour
  • Check that downpipes are firmly fixed to the wall
  • Check from the ground or a window, not a ladder
  • Have gutters cleared at least once a year

After any work is done, watch the gutters in the next heavy rain. Water should run to the outlets and away without spilling over, and if it does not, raise it with whoever did the job.

Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.

Rented homes, blocks and businesses

If the property is let, the agent or a tenant can let us in. We survey seven days a week, which helps when tenants work during the week.

Landlords, agents and building managers in Dial Post and across West Sussex can book any of our surveys. To discuss a property or a block, call 07833 053749 or drop us an email.

Why it’s worth a survey now in Dial Post

Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. Where a roof is exposed, as many are in small places like Dial Post, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

How the survey works

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes between one and two hours for most houses, while a commercial roof takes nearer three to four hours. Older rural homes like those around Dial Post can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

How to prepare

  • Unlock side gates and any roof access doors
  • Have any paperwork from past roof work to hand
  • If you are buying, let the agent know when we’re coming

Roofs, chimneys and gutters in Dial Post

Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Whichever you have, the details that tend to fail before the covering itself get the closest look. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

Around Dial Post, each roof gets the same safe, thorough look, and the findings in plain words. For any home in Dial Post, it’s the small, early fault that is cheapest to put right.

Dial Post is about 7 miles south of Horsham, in West Sussex. We visit Dial Post as part of our work across West Sussex. We cover towns and villages across West Sussex. You can also see our page for Brighton.

What a survey costs

Prices always include VAT. What changes the price is:

  • The type of building, from a house to a block or an office
  • The size of the roof
  • Extra roofs, like extensions, dormers or garages
  • Basic, Standard or Premium

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 with VAT included. We can help you choose the package that fits what you want to find out.

Booking your survey

You don’t need to know any roofing terms. Just tell us:

  • The property’s address and postcode
  • The kind of building and roof involved
  • Where water is showing inside, if it is
  • Photos of the roof, taken safely from ground level or a window

Unsure which package suits your roof? The easiest way is to phone 07833 053749 or drop us an email and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

Dial Post questions

Do you carry out roof surveys in Dial Post?

Yes, Dial Post is within the area we cover. We survey roofs across London and South East England. You can phone 07833 053749 or email us with the address and some details.

How do I find out if my home in Dial Post is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Can you give me structural calculations?

No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Is a CCTV drain survey included?

No, CCTV drain work is not part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

Do you climb onto every roof?

Only where it’s safe to do so. We look at everything that can safely be seen: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we can’t see is noted in the report.

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details as you book.

Will you check if gutters are causing damp inside?

Leaking gutters and downpipes are a common cause of damp walls, and the survey looks for that. If the cause looks like something else, the report says so, based on what we can see.

What this survey can’t tell you

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • What’s behind fascias and inside walls
  • Blockages deep inside downpipes
  • Gutters out of sight from every safe vantage point

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before booking. What a survey covers and doesn’t.
