New roof snagging in Peasmarsh

Building work can leave a mess behind. Offcuts, broken tiles and debris left in gutters or on lower roofs are noted, and for damage to other parts of the building. Each item is photographed. Gutters full of offcuts can overflow in the next heavy rain and damage to lower roofs can let water through. It’s easier to raise them while the job is fresh. Common reasons to book are verge tiles or slates not secured and underlay ending short at the eaves, on replacement roofs, loft conversions and dormers and flashings and valleys.

For a small place like Peasmarsh, the visit is planned like any other: the journey, parking and access are simply agreed beforehand. If there are outbuildings with roofs you want checked, mention them when you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

After the visit, you get a photo-illustrated written report, sent by email. It explains the condition of the new roof, the defects we found and what we recommend.

Can I check my roof myself?

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

When to book a survey in Peasmarsh

Scaffolding and materials can damage other parts of a building. We look for knock-on damage, not just the new roof.

Typical things we’re asked to look at include:

  • Signs of condensation in the roof space
  • Loose flashings at walls or chimneys
  • Offcuts and broken tiles left behind
  • Underlay not dressed into the gutter

Take an older house close to The Parish Church of St Peter and St Paul: the roof may have had decades of patch repairs, and the survey shows where they are.

Before you book any roof surveyor

  • Whether the roof space is looked at, where there is one
  • Whether any drone flown is registered with the CAA
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Will the report include photos?

What a good roof survey covers

Rented homes, blocks and businesses

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

We survey roofs for landlords and letting agents as well as homeowners. A written report with photographs gives you a clear record of the new roof, which helps you plan work between tenancies.

What happens on the day

Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take about one to two hours for most houses, though large, tall or awkward roofs take more time. Older rural homes like those around Peasmarsh can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. First, you let us know what the roofer did and any concerns you have.
  2. We look at the tiles or slates, ridges, hips and verges from safe vantage points.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
  4. We look in the roof space, where there’s safe access, and around the property for debris or damage.
  5. You get a photo report listing the snags we found.

Before the survey

  • Unlock side gates and any roof access doors
  • Keep pets out of the way during the survey
  • Make a note of anything you’d like us to look at

What new roof snagging looks like in Peasmarsh

Peasmarsh lies within about 5 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Lamb House, about 2.5 miles south-east, is one of the historic houses in the wider area around Peasmarsh. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

Landlords with a home close to Rye station may find that a roof report gives you a clear picture before you buy or settle up with a roofer.

How we price new roof snagging

Our packages start from £150, inc. VAT. The price for your roof depends on:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Commercial roofs and larger buildings
  • If the survey needs thermal imaging or a drone
  • The package you choose: Basic, Standard or Premium

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

What to let us know when you get in touch

There is no need for technical words. It is enough to tell us:

  • Any marks or damp showing indoors
  • How the loft is reached, if there is one
  • Why you want a survey: buying, a leak, a storm or new work
  • Photos of the roof, taken safely from ground level or a window

Most bookings start with a short call: ring 07833 053749 or send us an email. The price is agreed before a date is set.

Leave it or get it looked at?

Defects and warranty periods have an end date. Checking the roof before it ends gives you time to raise anything we find. In a place like Peasmarsh, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

All our prices include VAT. Prices start from £150, including VAT. You’ll know the exact price before you book.

Why us?

  • Every finding written up with photos
  • Insured for professional indemnity and public liability
  • CAA-registered drone operator (Flyer ID and Operator ID)
  • An independent look at the roof

Peasmarsh questions

Is my home in Peasmarsh listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do roofs near the sea, like those around Peasmarsh, take more of a battering?

It can do. Peasmarsh is within about 5 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

How do I arrange new roof snagging in Peasmarsh?

The quickest way is to phone 07833 053749 or send us an email. Let us know the address and a little about the roof. We survey on weekdays and at weekends.

How much is new roof snagging?

New roof snagging starts from £150, including VAT. The price depends on the size of the roof and the access. For a price, phone 07833 053749 or email us.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Do you climb onto every roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the loft space and a drone where applicable.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when you book.
