New roof snagging in Worth Abbey

Our report records what we see with photos and plain descriptions. If there’s a disagreement about the work, it is between you and your roofer or builder. What we provide is an independent record of the roof’s condition. We do not give repair cost estimates or decide who is at fault, but it does set out clearly what we found. If you’ve noticed underlay at the eaves left exposed and poorly finished verges, a survey will tell you what’s going on, on new-build homes, replacement roofs and new flat roofs alike.

In a village or hamlet like Worth Abbey, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

What affects the cost of new roof snagging

Prices always include VAT. What changes the price is:

  • Building height and the viewpoints available
  • Roof area
  • The number of roofs, including extensions and garages
  • Features like valleys, chimneys, dormers and parapets

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and which survey you book.

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, ring 07833 053749 or drop us an email.

What new roof snagging looks like in Worth Abbey

Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. With Gravetye Manor about 2.5 miles east, Worth Abbey sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

Landlords with a home close to Three Bridges station may find that a roof report gives you a clear picture before you buy or settle up with a roofer.

Common roof problems in Worth Abbey

Flashings are a common source of snags. If they’re poorly dressed or fixed, water can get in at the first heavy rain.

Things that often lead to a survey include:

  • Offcuts and broken tiles left behind
  • Gaps at new flashings
  • Verge tiles or slates not secured
  • Underlay not dressed into the gutter

Take an older house close to Abbey Church of Our Lady Help of Christians: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Before you book anyone

  • Whether the inside of the roof is included
  • Is VAT included in the price?
  • Which viewpoints they use to see the roof
  • What follow-up you get after the report

What’s in a roof survey

How the survey changes by roof type

Flashings

Chimney flashings are a frequent source of leaks and are looked at closely.

Underlay and ventilation

Roof ventilation reduces the risk of condensation. Fitted vents are looked at.

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Parts of the roof we can’t see safely
  • Deciding who is at fault in a disagreement
  • Pricing the remedial work

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you before you book. What a survey covers and doesn’t.

What we look at

  • Flashings and valleys
  • Loft conversions and dormers
  • Replacement roofs
  • Ridges and verges
  • New-build homes
  • New flat roofs

Worth Abbey questions

Is Worth Abbey in the area you cover?

We do. The survey and report are the same in Worth Abbey as anywhere else.

Do you cover smaller places like Worth Abbey?

We do. Villages and rural addresses get the same survey as a town house.

Will you check every nail and clip?

No, we report on what’s visible. Most fixings sit out of sight under the coverings, but we check everything we can see safely.

Are you insured?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Will you fly a drone over my roof?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules. We’re a CAA-registered drone operator.

Can you settle a dispute with my builder?

No. Our job is to report on the roof as we find it. A disagreement about the work is between you and them and our report gives you an independent record.

Do I have to be there for the survey?

That depends on the survey. Inside the building and in the loft, we need someone to let us in; we will agree the details when booking.

The survey, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes between one and two hours for most houses, and longer for a large or complex roof. You’re welcome to ask questions while we are there. Rural addresses near Worth Abbey can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. First, we note any deadlines and concerns.
  2. We inspect as far as safe access allows.
  3. We work through ridges, verges, valleys and flashings.
  4. Debris and damage to other parts are recorded.
  5. You receive a report to share with your roofer.

Before we arrive

  • If it isn’t your property yet, arrange access through the agent
  • Check pets are kept safely away
  • Clear the way to the loft hatch

How to book

Advice

Checking the roof from ground level

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
