Pre-Purchase Roof Survey in Broadland Row
We take a careful look at the roof at your property in Broadland Row, and put it all in a written report with photographs.
- Lead that has worked loose at a wall or chimney
- Patch repairs that may hide an ongoing problem
- Blocked or leaking gutters
Pre-purchase roof survey in Broadland Row
Many older houses carry decades of roof repairs. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Little of that is easy to judge from the pavement on a viewing. Our survey picks it out, with photos so you can see it for yourself. We explain each finding in plain English, so you know what it means for the house you’re buying. We survey clay and concrete tiles, gutters and downpipes and lead flashings and valleys, and common reasons people get in touch are standing water on a flat extension roof and bitumen or mortar used in place of proper repairs.
For a small place like Broadland Row, the visit is planned like any other: the journey, parking and access are simply agreed beforehand. If there are outbuildings with roofs you want checked, mention them as you book. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.
If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Pre-purchase roof surveys in Broadland Row: local notes
The coast is about 5 miles or less from Broadland Row, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.
Landlords with a home close to Doleham station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full. For an older house near a landmark like The Parish Church of St Mary, the roof may have had decades of patch repairs, and the survey shows where they are. With Great Dixter about 4 miles north-west, the area around Broadland Row has a long history. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later.

Your questions about pre-purchase roof surveys in Broadland Row
Do you cover smaller places like Broadland Row?
We do. Villages and rural addresses get the same survey as a town house.
Do roofs near the sea, like those around Broadland Row, take more of a battering?
Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
How do I book a survey in Broadland Row?
The quickest way is to phone 07833 053749 or email us. Tell us the address and a little about the roof, and we’ll take it from there. Surveys run seven days a week.
Does someone need to be in?
Not always. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.
Are you insured?
We’re covered by professional indemnity and public liability insurance.
How quickly will I get the report?
That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your exchange date and we’ll help you choose.
Does your survey replace a RICS home survey?
No. We survey the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It works alongside a home survey.
What you can safely check yourself
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
Useful tips for Broadland Row property owners
Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Tips:
- Ask whether there are papers for past roof work
- Notice patches of new decoration in top-floor rooms
- Do not leave it until just before exchange
- Ask the agent to check the loft hatch can be opened
Once the home is yours, the report becomes a maintenance list. Deal with the urgent items first, and keep the photographs to compare against later. Premium comes with a follow-up after 12 months to see how things have changed.
Every so frequently, check the loft with a torch, keeping to boarded areas. Watch for stains, damp timbers and chinks of daylight. Take photos so you can show whoever looks at it.
What this survey cannot tell you
Some things cannot be seen without opening up the roof, and that sets some limits:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Whether the price should change, which is between you and the seller
- Defects hidden under coverings or inside walls without opening up
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. What our survey covers.

The survey, step by step
Every roof is different, but as a rough guide the survey takes about 1–2 hours for a house, and more on a big or complicated roof. You are welcome to ask questions while we are there. Somewhere as small as Broadland Row, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from the ground and from vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- You get a written report with photos and recommendations before you exchange.
Before we arrive
- Leave side gates unlocked
- Have any paperwork from past roof work to hand
- Check pets are kept safely away
Booking a survey

What affects the cost of pre-purchase roof surveys
We confirm the exact price before you book. These are the things that affect it:
- The package you choose: Basic, Standard or Premium
- Building height and the viewpoints available
- The number of roofs, including extensions and garages
- The use of thermal imaging or a drone
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.
Helping us price your survey
These details help when you get in touch:
- The type of building and roof, like pitched or flat
- Pictures of the roof from a safe spot, if you have them
- Your timetable, such as an exchange date
- Where the property is, with the postcode
Every survey is priced before it is booked, so you know where you stand. Prices start from £150, including VAT. To book, phone 07833 053749 or email us.
Why get it checked now?
Sellers aren’t always aware of roof problems. Their answers on the property forms only cover what they know about. An independent look tells you how the roof is now. In a small place like Broadland Row, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.
