Independent pre-purchase roof surveys in Broad Oak

Pre-purchase roof surveys for homes and businesses in Broad Oak

Many older houses carry decades of roof repairs. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Little of that is easy to judge from the pavement on a viewing. Our survey picks it out, with photographs that show you exactly where. Each finding is explained in plain words, so you know what it means for the house you are buying. If you are worried about damp timbers or stains in the loft and slates or tiles that have slipped or gone, we can find out what’s behind it.

Somewhere as small as Broad Oak, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Different roofs, different checks

Clay and concrete tiles

Clay and concrete tiles commonly last 50 years or more. We check for slipped, cracked and missing tiles, and for mismatched replacements that point to past repairs.

Flat roofs

Ponding, blistering, splits and worn upstands are the usual warning signs. We check outlets too, since a blocked one leaves water sitting on the roof, and we say what we see from wherever is safe.

What you can safely check yourself

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

How we price pre-purchase roof surveys

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • Extensions, dormers and garages with roofs of their own
  • The roof’s overall size
  • If the survey needs thermal imaging or a drone
  • Commercial roofs and larger buildings

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we can help you choose.

Helping us price your survey

Getting the details right at the start saves time. It is useful to include:

  • The kind of building and roof involved
  • Any deadline, such as an exchange date
  • What’s prompted the survey
  • Your postcode, so we can check access and travel

If you’re buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or send us an email when you are ready.

Pre-purchase roof surveys in Broad Oak: local notes

Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. Great Dixter, about 3.3 miles north, is one of the historic houses in the wider area around Broad Oak. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

For landlords with property near Doleham station, a roof report gives you a clear picture before you buy or settle up with a roofer. The streets around a church like The Parish Church of St George are often among the oldest in a place, and if yours is one of the older homes nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Broad Oak is about 6 miles north of Hastings, in East Sussex. In Broad Oak, as across East Sussex, every roof gets the same careful survey. Broad Oak is one of the towns and villages in East Sussex we cover for pre-purchase roof surveys. For surveys nearby, see our Maidstone page.

How it works

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes about 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. Older roofs in small places like Broad Oak can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

How to prepare

  • Show us where any leaks or stains appear
  • Dig out any old roof reports or invoices
  • Have keys ready for side gates, garages or roof access doors

Advice

Broad Oak questions

Is Broad Oak in the area you cover?

Yes. We cover the whole of London and South East England, and Broad Oak is part of that. You can call 07833 053749 or email us with the address and some details, and we’ll talk through which survey suits.

Do you cover smaller places like Broad Oak?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

How quickly will I get the report?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Tell us your exchange date and we’ll help you choose.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Can I use the report to negotiate on price?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision.

Can you survey at the weekend?

Surveys run on any day of the week. To arrange a date, phone 07833 053749 or drop us an email.

Will you fly a drone over my roof?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

Tips that help

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Do not leave it until just before exchange
  • Look for fresh paint on upstairs ceilings at viewings
  • Ask whether there are papers for past roof work
  • Ask the agent to make sure the loft hatch can be opened

Once the home is yours, the report becomes a maintenance list. Work through the urgent items before anything else, and use the photos as a record of how the roof looked when you bought. The Premium Survey includes a 12-month follow-up to see how things have changed.

After you move in, have leaves and moss cleared from gutters and valleys, ideally once the leaves have dropped. Blocked gutters cause much of the damp we see. Get a professional in rather than climbing up yourself.

Honest limits

Before booking, it’s worth knowing what a survey will not do:

  • The condition of the rest of the house (that is a RICS home survey)
  • How a seller will respond, or what the house is worth
  • Whether timbers meet design loads

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. What a survey covers and doesn’t.
