How a pre-purchase roof survey works in Bulverhythe

Buying a flat brings its own roof questions. The lease decides who looks after the roof, and that is often not the individual flat owner, with costs often passed on through the service charge. We inspect what access allows us to see safely, and the report helps you ask your solicitor or the managing agent the right questions. Where the building has a flat roof, it is checked as far as access allows. Common reasons to book are cracked flaunching or crumbling chimney pointing and a ridge or slope that dips, across gutters and downpipes, the roof space and chimney stacks.

Being in a small place like Bulverhythe makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Visits can be booked on weekdays and at weekends.

The report does not just list problems. It explains what we found, why it matters and what we recommend.

What we do, step by step

We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a small place like Bulverhythe, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. Access to the house and the roof space is agreed ahead of time.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

How to prepare

  • If it isn’t your property yet, arrange access through the agent

Your questions about pre-purchase roof surveys in Bulverhythe

Is my home in Bulverhythe listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to Bulverhythe?

Yes, Bulverhythe is on our map. A small place gets exactly the same survey as a big one.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

When will the report arrive?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.

Can I take the findings back to the seller?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. The outcome is between you and the seller.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access as you book.

Do you inspect the roof from on top?

Only where it is safe. Many roofs can be seen well from windows, vantage points and the loft, and a drone is part of the Premium Survey where applicable.

Can I check my roof myself?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Practical tips

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Don’t leave it until just before exchange
  • For a flat, check who is responsible for the roof
  • Ask for any paperwork for recent roof work
  • Give your solicitor a copy of the report

If the report shows work is needed, you can raise it with the seller or agent. Some buyers ask for repairs before completion, others ask for a change to the price. What happens next is your decision and the seller’s, and we can’t promise any result.

Once you’ve moved in, keep gutters, valleys and outlets clear, especially after autumn. Overflowing water is behind a lot of damp. Get a professional in rather than climbing up yourself.

When you need someone else

To be straight with you, a roof survey has limits:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Structural calculations (that’s a structural engineer’s job)
  • A valuation or a promise of a lower price

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. What our survey covers.

Buying a home or a new roof in Bulverhythe

The coast is about 1 mile or less from Bulverhythe, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, so exposed details get a proper look whether you’re buying or signing off new work. If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If your house is among the older ones in the streets near St Ethelburga's Church Mission Hall, the roof may have had decades of patch repairs, and the survey shows where they are. If you own a rental within reach of West St Leonards station, a written report helps before buying a rental or paying for a new roof on one.
