How a pre-purchase roof survey works in Cuffley
Tall, steep or hidden roofs are hard to judge from the street. Our Premium Survey includes thermal imaging and, where applicable, a drone inspection, along with a same-day report. If airspace rules or the weather rule out a flight, we will say so and look from the ground, windows and the loft instead. Typical surveys look at gutters choked with leaves and moss and old water stains in the roof space, on gutters and downpipes, lead flashings and valleys and natural slate.
Smaller places like Cuffley often have bungalows and cottages as well as houses, many of them extended or given dormers over the years. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. That applies whether you’re buying in Cuffley or checking a new roof there. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Tips from our surveys
Over many surveys, some simple habits stand out as worth the effort:
- Ask when the roof was last worked on
- Request records of any re-roofing
- Pass the findings to your conveyancer
- Tell us your exchange date as you book
If the report shows work is needed, you can raise it with the seller or agent. Some buyers ask for repairs before completion, others ask for a change to the price. The outcome is between you and the seller.
Every so often, check the loft with a torch, keeping to boarded areas. Damp patches, daylight through the roof or water stains on timbers are worth noting. Take photos so you can show whoever looks at it.
How we price pre-purchase roof surveys
What a survey costs depends on the time and equipment it needs. The main factors are:
- The height of the building and how the roof can be seen safely
- The package you choose: Basic, Standard or Premium
- The use of thermal imaging or a drone
- The size of the roof
Every price we give includes VAT, and the report isn’t charged as an extra. Pre-purchase roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.
Booking your survey
We’ll usually ask about:
- What made you get in touch
- Anything about access we should know
- Pictures of the roof from a safe spot, if you have them
- The kind of building and roof involved
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.
What else we do in Cuffley
Common roof problems in Cuffley
The fixings and underlay frequently fail before good slates or tiles do. Natural slate can last 100 years or more, but corroded nails let slates slip. It’s a frequent finding on older houses and easy to miss from the ground.
Common reasons to book include:
- Blocked or leaking gutters
- Worn or lifted lead flashings
- Standing water on a flat extension roof
- Old water stains in the roof space
For landlords with property near Cuffley station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
Before booking anyone
- How soon the report will arrive
- What follow-up you get after the report
- What the report includes, and whether it has photos
- Whether the inside of the roof is included

Common questions in Cuffley
Is my home in Cuffley listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Do you cover Cuffley?
Yes, Cuffley is within the area we cover. Our area covers London and the South East. You can ring 07833 053749 or send us an email with the address and a few details.
Is your roof survey a RICS survey?
No. It is a roof survey by an experienced roof surveyor, and you get a written report with photos. It doesn’t cover the rest of the property, which a RICS survey does.
Does someone need to be in?
Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when you book.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
Can you inspect my roof with a drone?
Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
At what stage of buying should I get the roof surveyed?
After your offer is accepted and before you exchange contracts. That way you can still act on what we find, whether that means asking questions or negotiating.
How it works
When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can be seen safely, from ground level, from windows, in the loft space and by drone where it applies. The survey normally takes roughly 1–2 hours at a typical home, though large, tall or awkward roofs take more time. Homes around Cuffley often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.
- After your offer is agreed, you book and share your timetable.
- We arrange access with you, the agent or the seller, including the loft.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before the survey
- For a flat or shared roof, check access with whoever owns or manages the building
- Leave side gates unlocked
- Dig out any old roof reports or invoices
Getting a price

Advice
What we look for on each type of roof
Clay and concrete tiles
Many post-war houses have concrete interlocking tiles. They wear slowly, but surfaces erode and edges crack.
Natural slate
Natural slate can last 100 years or more, yet the nails that fix it often give out first. When slates start to slip, corroded nails are frequently the reason.
Pre-purchase roof surveys around Cuffley
Historic houses such as Wyllyotts Manor, about 3.5 miles west, show how far back building in the area around Cuffley goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. For a purchase or a newly finished roof, the materials decide which details matter most.
The streets around a church such as St Andrew are often among the oldest in a place, and if yours is one of the older homes nearby, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.
