Buying a home or a new roof in Hailey

Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

Pre-purchase roof surveys for homes and businesses in Hailey

Buying a flat brings its own roof questions. The lease decides who looks after the roof, and that is frequently not the individual flat owner, with costs often passed on through the service charge. We inspect what access allows us to see safely, and the report helps you ask your solicitor or the managing agent the right questions. Where the building has a flat roof, it’s checked as far as access allows. We survey clay and concrete tiles, gutters and downpipes and the roof space, and common reasons people get in touch are a ridge or slope that dips and slipped or missing slates and tiles.

Somewhere as small as Hailey, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Signs you need a pre-purchase roof survey in Hailey

Blocked or leaking gutters do damage that is not obvious at first. Overflowing water soaks walls and can rot the timber behind. Valley and parapet gutters can overflow inside the house. They’re part of what we check.

We’re often asked to look at:

  • Cracked flaunching or crumbling chimney pointing
  • Slipped or missing slates and tiles
  • Worn or lifted lead flashings
  • Quick fixes on flashings and valleys

If you live in an older home near Church of the Holy Trinity, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Before you book anyone

  • What happens after the report arrives
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Are they insured for the work?
  • Whether the roof space is looked at, where there is one

What a roof survey includes

Landlords, agents and block managers in Hailey

Landlords, agents and building managers in Hailey and across Hertfordshire can book any of our surveys. To discuss a property or a block, ring 07833 053749 or use the contact form.

If the property is let, the agent or a tenant can let us in. We survey seven days a week, which can make access easier.

When you need someone else

It’s a careful look at the roof, not the whole story. The main limits are:

  • Asbestos testing of any kind
  • A structural engineer’s report
  • Whether the price should change, which is between you and the seller

If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before you book. What our survey covers.

What this survey covers

  • Clay and concrete tiles
  • Lead flashings and valleys
  • Flat-roofed extensions and dormers
  • Gutters and downpipes
  • Chimney stacks
  • Natural slate
  • The roof space

How it works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. You are welcome to ask questions while we’re there. In a small place like Hailey, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We help you pick the package that suits the property.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Before the survey

  • Check the loft hatch can be reached
  • Have keys ready for side gates, garages or roof access doors
  • Have any paperwork from past roof work to hand

Advice

Hailey: your questions answered

Do you cover Hailey?

Yes, Hailey is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Is Hailey within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Do you use drones?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Is this the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof only, and it is not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.

Will you climb onto the roof?

Where it’s safe, yes. Much of the inspection is done from the ground, from windows and from the roof space. On Premium, a drone is used where applicable.

How soon is the report ready?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable when you book.

Can I use the report to negotiate on price?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision.

Checking the roof from ground level

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

What a survey costs

All our prices include VAT. What changes the price is:

  • How big the roof is
  • The use of thermal imaging or a drone
  • Which survey package you book
  • How tall the building is and how easy the roof is to see

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.
