Pre-purchase roof survey in Hankham

A full home survey looks at the whole property, so the roof is one item among many. We do not offer a RICS home survey, and ours isn’t a substitute for one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. The two sit side by side. We’re often asked to look into patch repairs that may hide an ongoing problem and slates or tiles that have slipped or gone, across gutters and downpipes, flat-roofed extensions and dormers and clay and concrete tiles.

Being in a small place like Hankham makes no difference to the inspection itself: the journey, parking and access are simply agreed in advance. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Why act early in Hankham

Once you exchange, the roof’s problems become yours. Before it, you still have choices. Finding out later gives you the same facts, but with far less room to act on them. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Every price we give includes VAT, and the report is not charged as an extra. Pre-purchase roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What you get with us

Your questions about pre-purchase roof surveys in Hankham

Is my home in Hankham listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you cover smaller places like Hankham?

Yes. Hankham is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when booking.

When will the report arrive?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your timetable when booking.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Will the roof report help me negotiate with the seller?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. The outcome is between you and the seller.

What if it rains on the day?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we’ll talk to you about another date.

Do you need to go inside the property?

If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If we can’t get in, the report says so.

What a survey costs

Survey packages start from £150, including VAT. What you pay for your roof depends on:

  • The package you choose: Basic, Standard or Premium
  • Extensions, dormers and garages with roofs of their own
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Roof area

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

What to let us know when you contact us

We will usually ask about:

  • Any photos you have, taken from the ground or a window
  • Whether there is a loft hatch, a shared roof or tricky access
  • Your timetable, such as an exchange date
  • Any marks or damp showing indoors

We confirm the price for your survey before you book, so you know the cost up front. Pre-purchase roof survey starts from £150, including VAT. For a price for your roof, call 07833 053749 or drop us an email.

What we look for on each type of roof

Gutters and parapets

Parapet and box gutters are hidden behind walls and can overflow inside. We check their linings and outlets from wherever is safe.

Natural slate

On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. Where we can see it from the loft, we say what condition it’s in.

Do you need a pre-purchase roof survey in Hankham?

Buildings put up or refurbished before 2000 may contain asbestos. It’s often found in cement sheets, soffits and flue pipes. We don’t test for it or carry out asbestos surveys, but our report flags materials that could contain it so a specialist asbestos surveyor can check before anything is disturbed.

We are often asked to look at:

  • A ridge or slope that dips
  • Gaps where slates or tiles have come loose
  • Old water stains in the loft space
  • Worn or lifted lead flashings

With Michelham Priory about 4.4 miles north-west, the area around Hankham has a long history. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area.

What to check before booking

  • Whether the price includes VAT
  • Will the report include photos?
  • Whether the loft space is looked at, where there is one
  • Is there a chance to talk the report through?

What to expect from a roof survey

What happens on the day

After the inspection, everything we found is written up as a written report with photos, emailed to you. As for time on site, most surveys take about one to two hours at a typical house, with time for the loft where it can be reached. Cottages and farmhouses around Hankham often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

How to prepare

  • Check pets are kept safely away
  • Mention any parking restrictions on your street
  • For a flat or shared roof, check access with the building owner or managing agent

Advice

Rented homes, blocks and businesses

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

Buying a home or a new roof in Hankham

Hankham is within about 3 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea, which is worth knowing before you buy or pay for new work. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

If you live in an older home near St Luke's Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. For landlords with property near Pevensey & Westham station, a written report helps before buying a rental or paying for a new roof on one.
