How a pre-purchase roof survey works in Wannock

Book after your offer is accepted and before exchange. That’s when the findings are most useful, because nothing is binding yet. Visits run on weekdays and at weekends, which helps when a sale is moving quickly. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. We survey gutters and downpipes, clay and concrete tiles and flat-roofed extensions and dormers, and common reasons people get in touch are cracked flaunching or crumbling chimney pointing and bitumen or mortar used in place of proper repairs.

Older buildings in small places like Wannock may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you are buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

We write the report in plain English, so you do not need to be a roofer to follow it. Photographs show what each point refers to, and recommendations are put in order of urgency where relevant.

Rented homes, blocks and businesses

Letting agents frequently book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant beforehand.

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you contact us and we’ll plan the survey around it.

How we price pre-purchase roof surveys

Survey packages start from £150, including VAT. The price for your roof depends on:

  • Whether thermal imaging or a drone is needed
  • Extensions, dormers and garages with roofs of their own
  • The type of building, from a house to a block or an office
  • Which survey package you book

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Booking your survey

We’ll usually ask about:

  • What made you get in touch
  • The style of property, from a terrace to a block
  • Pictures of the roof from a safe spot, if you have them
  • Where any leaks, stains or damp patches show inside

Booking is simple: just ring 07833 053749 or use the contact form, let us know about the property and we’ll point you to the right survey. We confirm the price before anything is booked.

Buying a home or a new roof in Wannock

Wannock is within about 4 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, so exposed details get a close look whether you’re buying or signing off new work. Alfriston Clergy House, about 3.4 miles west, is one of the historic houses in the wider area around Wannock. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

If you let a flat or house near Polegate station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Wannock is about 3 miles north-west of Eastbourne, in East Sussex. Bookings from Wannock are handled just like any other: a call or an email, a price, then a date. Our area takes in places right across East Sussex. We also survey roofs in Brighton.

Surveys in BN26 work the same way as everywhere else we cover. If you need a pre-purchase roof survey at a property on Wannock Road, Lancing Way and Mortimer Gardens or anywhere close by, we can survey it. Larger places within reach include Eastbourne (3 miles south-east), Hastings (15 miles east), Bexhill-on-Sea (10 miles east), Seaford (6 miles south-west), Lewes (11 miles north-west) and Hailsham (4 miles north).

What we do, step by step

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit usually takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Somewhere as small as Wannock, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Getting ready for the survey

  • Tell us about any leaks, stains or damp patches you know of
  • Move anything stored under the loft hatch

Questions from Wannock

Is my home in Wannock listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Does being near the coast affect roofs in Wannock?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Wannock is within about 4 miles of the coast.

Do you work in Wannock?

Yes, we do. Wannock is part of the area we cover.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we are allowed to reach.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.

Can you inspect my roof with a drone?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules. We are a CAA-registered drone operator.

Will you climb onto the roof?

Only where it’s safe to do so. Much of the inspection is done from the ground, from windows and from the loft space. The Premium Survey adds a drone inspection where it applies.

What happens if roof problems are left?

Small roof defects let water in slowly. Damp can spread into timbers and ceilings before anyone sees a mark. Spotting it before you buy lets you deal with it as soon as you move in. Around Wannock, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

To find out what your survey will cost, call 07833 053749 or drop us an email and let us know about the roof. We’ll confirm the figure before booking.

How the survey changes by roof type

Clay and concrete tiles

Concrete interlocking tiles are common on post-war and newer homes. They wear slowly, but surfaces erode and edges crack, and low-pitched roofs need their laps to be right.

Flat roofs

Many homes have a flat roof somewhere, often over an extension. Felt often lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We look for signs of age and failure.

What we’re asked to look at in Wannock

Gutter problems frequently look minor from the street. Overflowing water soaks walls and can rot the timber behind. Valley and parapet gutters can overflow inside the house. They’re part of what we look at.

A survey makes sense if you’ve noticed:

  • Worn or lifted lead flashings
  • Old water stains in the loft space
  • Standing water on a flat extension roof
  • A ridge or slope that dips

The streets around a church such as St Wilfrid are often among the oldest in a place, and if your house is among the older ones nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.
